During the current May holidays, Moscow residents' demand for domestic travel has increased by a third year-on-year, analysts said. The most popular destinations were St. Petersburg and Nizhny Novgorod. In general, booking of apartments and private houses in Russia increased by 18%. The average cost of renting housing in Russia as a whole for the May holidays is 5.4 thousand rubles per day — prices have increased by 18% compared to last year. The top 10 locations for daily rent are Moscow, Kaliningrad, Sochi, Kislovodsk and Volgograd. Where to book apartments

For the May holidays, Russians booked 18% more apartments and 78% more country houses compared to the same period last year, the press service of the Avito Travel housing reservation service told Izvestia.

The most popular format is studio apartments and studios. In the segment of suburban housing, houses and cottages are most often booked. On average, in Russia, a short—term rental of an apartment for the May holidays will cost 4.1 thousand rubles per day, a country house - 9.1 thousand rubles.

Demand, according to the head of "Cian.Analysts," by Alexei Popov, turned out to be 14% higher than last year. The Crimean resorts, which have become an alternative to the affected Black Sea coast of the Caucasus, have become leaders in popularity growth. The variability of trips continues to grow — Russians are increasingly choosing less well-known destinations.

"The list of leaders in the popularity of daily rentals is quite stable: it traditionally includes cities with millions of residents, resort towns of the Krasnodar Territory, Crimea, the Caucasian Mineral Waters and the Kaliningrad Region, as well as Tyumen and Vladivostok," he said.

Muscovites turned out to be one of the most active travelers — the demand of residents of the capital increased by 30% over the year, booking services told Izvestia. The most popular destinations were St. Petersburg and Nizhny Novgorod, according to the online booking service " <url>".

Sochi, Krasnodar, Kazan, Kaliningrad, Volgograd, Rostov-on-Don, and Yaroslavl were also in demand among Muscovites.

On average, tourists make reservations for three days and spend 17.7 thousand rubles on rent.

— The most popular housing formats are studios and studio apartments, — said Airat Musin, Marketing Director of the service. — There has been a noticeable increase in the share of holiday home bookings, in particular, glamping. The increase was about 35%.

In Rostov-on-Don, the average cost of renting housing for the May holidays was 7.3 thousand rubles, in Kazan — 6.9 thousand, in Nizhny Novgorod — 6.6 thousand, in Yaroslavl — 6.1 thousand, in St. Petersburg - 5.6 thousand, in Volgograd — 4.9 thousand. In Kaliningrad, the cost increased by 18% and amounted to 4.2 thousand rubles. In Krasnodar, the price increase was 22%, while in Sochi, analysts recorded a 19% drop.

— Residents of Moscow have begun to travel more by car, so they are increasingly looking for housing with parking nearby, — said Airat Musin. — In addition, Muscovites began to look for more comfortable housing with amenities.

The share of search queries with filters has increased significantly: air conditioner, washing machine, dishwasher.

What are the risks of renting on vacation

Mostly vacationers rent accommodation for two days, and four people plan to move in. Family travel bookings for the May holidays and summer increased by a third compared to last year, the Association of Travel Aggregators (ATAG) and booking services told Izvestia. A 30% increase in family bookings compared to last year was reported in the Ostrov and Yandex Travel services.

There is a critical shortage of hotels in Russia that can offer families with children comfortable accommodation options, said Aleksan Mkrtchyan, Vice President of the Alliance of Travel Agencies (ATA).

"For example, to accommodate parents with two or three children in one room, you need to look for options for a long time or negotiate the installation of extra beds," he stressed.

This, according to him, forces large families to rent apartments or apartments more often than hotels when traveling.

The daily rental market is currently booming, but with rising prices, rent is becoming less affordable for those with limited financial resources, said Valery Tumin, Director of Russian and CIS Markets at fam Properties.

— However, there is a problem of the gray market, where tax obligations are not fulfilled, and payments are made through transfers to cards, — he said.

"For property owners, the main risk is unscrupulous tenants," she said. — Property can be damaged, and it is not always easy to recover compensation. There is also a risk of illegal use of housing, for example, by holding active, noisy gatherings, which can lead to complaints from neighbors and fines.

For tenants, the main risk is unreliable information about housing. There may be cases of fraud when an apartment is rented to several people at the same time or does not match the description. There are also situations when the owner unexpectedly changes the terms of the lease or requires early departure.
