The cost of townhouses in Russia increased by 7.6%

The median area of townhouses in Russia increased by 1.7% over the year to 145.2 square meters, and the total median cost increased by 7.6% to 12.1 million rubles. More than half of all townhouses sold — 57.2% — are concentrated in 10 regions of the country. This follows from the analysis of the Yandex apartment search data for May.

For comparison: in April 2026, the median cost per square meter in new buildings in large cities was 180 thousand rubles, and in the secondary market — 142 thousand rubles. This means that at the price of a townhouse with a median cost of 12.1 million rubles, about 67 square meters can be purchased today. m in a new building or about 85 sq . m. m of ready-made housing.

The median area of townhouses grew the most over the year in Moscow and the Moscow region — by 8.4%, to 230 sq. m. In the Yaroslavl region, the indicator increased by 8%, also to 230 sq. m. In the Rostov region — by 5.7%, to 95.6 sq. m.

The median cost per square meter decreased most noticeably in the Krasnodar Territory (-1.7% to 114 thousand rubles). In the Yaroslavl region, the cost growth did not exceed the stagnation value and amounted to 0.5% — up to 73 thousand rubles.

The total median cost of a townhouse for the year decreased in the Chelyabinsk Region (-2.6% to 11 million rubles) and the Krasnodar Territory (-2.5% to 13.8 million rubles). Cost stagnation — a change of 0.5% — was observed in the Tver Region (+0.1% to 9.2 million rubles). In a number of regions, the cost growth was moderate: in the Republic of Bashkortostan (+3% to RUB 6.8 million), the Kaliningrad Region (+3.6% to RUB 13.8 million), and the Stavropol Territory (+3.9% to RUB8.4 million).

According to the findings of the study, townhouses are gradually becoming one of the compromise formats between a city apartment and a full-fledged country house. Against the background of the high cost of apartments, demand for suburban housing is growing faster than urban housing: in April 2026, the number of transactions with houses, plots and cottages increased by 24% against 9% in the apartment market.

At the same time, buyers are increasingly considering more rational formats of suburban housing, including townhouses, which allow them to get a larger area and their own territory with a comparable or smaller budget and infrastructure near major cities. Additional demand is supported by preferential mortgage programs — family mortgages with a rate of up to 6% and rural mortgages with a rate of up to 3% per annum.

On May 26, experts from Sberbank's Domclick analytical center noted a decrease in prices for ready-made housing in a number of cities since the beginning of the year. The square meter fell the most in Arkhangelsk, Blagoveshchensk and Sochi. So, in Arkhangelsk, the price per square meter in the city dropped by 11.9% — from 106.5 thousand rubles in January to 93.8 thousand rubles in May.
