The decrease in revenue in the business class segment of the Moscow real estate market is due to a redistribution of demand and a change in investment preferences of buyers. Nikita Bakhcheev, Managing Partner of Promplan Group, told Izvestia on April 16.

"The real estate market is currently undergoing a transformation phase. Funds that were previously steadily allocated to residential real estate are being redistributed to other segments, including luxury housing, investment projects and rental strategies," the expert noted.

Bakhcheev stressed that buyers have become more likely to consider real estate not just as a way to save capital, but as a tool with understandable profitability. As a result, there is a growing interest in more flexible investment formats, which affects the structure of demand.

The expert also drew attention to the general economic background, which is changing the behavior of market participants. Previously, buying a home was perceived as a universal solution, but today alternative investment options are coming to the fore.

According to him, the current dynamics does not indicate a crisis of the segment, but reflects cyclical processes. Some buyers are temporarily reorienting to other formats, including rental or more expensive categories of real estate.

Bakhcheev added that after the stabilization of the new demand structure, the business class segment can regain its position, however, taking into account the changed expectations of customers and new market conditions.

On the same day, analysts at Metrium, who conducted a study of the real estate market in the first quarter of this year, told Izvestia that the revenue of business-class developers in Moscow decreased by more than 7% over the year. According to their calculations, a total of 4.9 thousand transactions were made in the market of new business class buildings in the "old" capital under an equity participation agreement with apartments and apartments, which is 21.1% less than in the first quarter of 2025. The share of the 15 most sought-after projects decreased by 4.3 percentage points. Over the past quarter, the top 15 best-selling new business class buildings in "old" Moscow were updated by nine positions.
