The expert named the reasons for the shift in investment from housing to commercial real estate

Investment interest in the real estate market in Russia is shifting from the residential segment to the commercial, primarily industrial facilities. Nikita Bakhcheev, Managing Partner of Promplan Group, told Izvestia about what is behind this trend.

According to him, at first the attention of market participants is shifting to the premises on the ground floors, but the key driver is industrial real estate — projects combining land plots and industrial and warehouse complexes.

"The greatest potential lies in the land: at the stage of development of the industrial park, it provides maximum value growth, and after construction, the facility provides a stable rental flow," explained Bakhcheev.

He stressed that the commercial segment benefits significantly in terms of payback periods. If an apartment can pay off for up to 15 years, then in industrial real estate this indicator is 5-6 years. In addition, tenants in the industrial sector tend to stay on the site for a long time, which makes income more predictable.

High demand remains an additional factor. According to the expert, in Moscow and the Moscow region alone, about 8 million square meters will be needed in the coming years. m industrial and technological parks.

"Today, commercial real estate benefits from a shorter payback period, stable demand, and scalability. That is why investors are increasingly choosing this segment instead of the usual apartments," concluded Bakhcheev.
