Naturally, such an overpayment significantly cooled the demand for ready—made housing, which began to recover only after the summer reduction in the key rate," said Tatyana Reshetnikova, deputy head of the mortgage department at the federal company Etagi.

Now, according to her, the most affordable market mortgage rate has dropped to 19.79%, as a result, the overpayment of interest to the bank for a mortgage with the same down payment and a 20-year term has decreased to 304% of the loan amount, and at a rate of 28.03% last year it was 463%.

"For those who applied for a mortgage a year ago at a rate of 28.03%, refinancing it now can reduce the amount of monthly payments by 28%, and this is very noticeable," Reshetnikova said.

Experts have calculated how much 1 square meter costs now. m of mortgage—backed secondary housing in the largest cities of Russia, taking into account its average cost and overpayment on a loan issued for 20 years with a down payment of 20.1% and a rate of 19.79%.

In Moscow, the cost of buying 1 square meter of ready-made housing over 20 years of using such a mortgage will amount to 876.1 thousand rubles, in St. Petersburg — 560 thousand rubles, in Kazan — 463.9 thousand rubles, in Nizhny Novgorod — 408 thousand rubles, in Yekaterinburg — 331.7 thousand rubles, in Krasnodar — 322.1 thousand rubles, in Rostov-on-Don and Novosibirsk have 322 thousand rubles each, Ufa — 319.4 thousand rubles, Krasnoyarsk — 313.3 thousand rubles, Samara — 304.3 thousand rubles, Perm — 294.1 thousand rubles, Omsk — 273.7 thousand rubles, Voronezh — 264.3 thousand rubles, Volgograd — 249.2 thousand rubles. and in Chelyabinsk — 249.1 thousand rubles.
