Mytishchi is leading in terms of supply growth in new buildings in the Moscow region

Over the past year, the volume of supply on the primary market has grown in 15 districts of the Moscow region. At the same time, the maximum increase in the number of apartments for sale was recorded in Mytishchi, experts from Ferro-Stroy Group of Companies, who conducted a study of the real estate market, told Izvestia. According to analysts, in November 2025, 43,950 apartments were represented on the Moscow Region's new building market, and development projects were concentrated in 34 districts of the Moscow Region. There are no new buildings for sale in another 25 administrative units of the region.

In 19 Moscow region districts, the supply of primary housing decreased year-on-year. The maximum rates of supply reduction were recorded in Kotelniki (-1028 lots), Solnechnogorsk (-985 lots), Balashikha (-878 lots). On the contrary, the number of apartments and apartments on the primary market has increased in another 15 districts of the Moscow region. Mytishchi (+1,774 lots), Krasnogorsk (+995 lots), and Khimki (+832 lots) are the leaders in terms of supply growth.

Since the beginning of 2025, developers have brought 19 new buildings to the primary market of the Moscow region. In addition, developers have opened sales in new buildings of 46 residential complexes, the implementation of which began earlier than 2025.

At the same time, the active demand for apartments in new buildings near Moscow restrained the pace of increasing exposure. In January–October 2025, clients of the primary housing market in the Moscow region made about 38.6 thousand transactions in DDU, which is 4% higher than the result for the same result in 2024, analysts of Ferro-Stroy Group calculated. For comparison, in Moscow, demand for DDU in annual terms, on the contrary, sank by 4%.

"The Moscow Region ranks third among the subjects of the Russian Federation in terms of its contribution to the country's economy. The Moscow region accounts for 5.5% of Russia's GDP. However, the region itself is developing unevenly, which is reflected, among other things, in the different rates of housing construction. Development activity is usually higher in the most promising areas (subject to availability of vacant land). In 2025, the maximum increase in primary housing was recorded in Mytishchi. According to this indicator, the district surpassed even the capital of the Moscow region, Krasnogorsk. This is largely due to the intensive development of macrolocation, the creation of new infrastructure, and active landscaping. The level of investment in Mytishchi increased by 60% year-on-year," Grigory Vaulin, Managing Partner of Ferro-Stroy Group, explained to Izvestia.

On October 22, an analyst at the Yandex Rent service said that almost a third of landlords in million-plus cities reduced the cost of an apartment in ads in the third quarter. According to him, the share of ads for long—term rental apartments, where the owners reduced the cost, was 30.1%, and the average discount was 9.2%.
