Every fifth apartment buyer receives suspicious calls after the transaction

After buying an apartment, a person continues to receive template advertising offers from developers, intermediaries, banks and repair services. This is evidenced by the data from the internal research of the Strana Development company, the results of which were reviewed by Izvestia on August 8.

About 19% of citizens who contacted official call centers when buying real estate encountered unwanted contacts immediately after completing the transaction. More than half of these cases (53%) occurred during the first week, and another 20% occurred during the month. Most often, calls or messages are disguised as offers to buy other real estate. However, in 21% of cases, these contacts conceal more dangerous marketing — attempts to lure out personal or payment information.

Users are asked to provide the contract number, passport information, or click on the link. To recognize a potentially fraudulent call, first of all it is necessary not to answer unfamiliar numbers. An unexpected call without a request, even if the other person is polite and addresses you by name, is a reason to be wary.

"Be sure to verify the caller. If your interlocutor uses general phrases ("bank service", "facility manager"), most likely, you should not trust him. A real call center specialist will introduce himself and name the real parameters of the transaction. Do not provide passport or bank information, the number of the contract or apartment: the official developer does not ask such questions over the phone. Always take a break to think about any profitable offers. Only unscrupulous schemes impose urgent actions. Stop any requests to transfer money, follow the link, and confirm the payment.: This is a clear sign of a fraudulent attack," the experts emphasized.

Despite this, the majority of real estate buyers show high digital literacy: 73% of the study participants confidently interrupt conversations if they notice manipulation. At the same time, 95% of respondents prefer to receive information through official applications or personal accounts, while calls from unknown numbers inspire confidence in only 3%. Messengers remain in the "gray zone": the level of distrust here exceeds 60%.

On July 22, real estate expert and realtor Lesya Tvelina told Izvestia about the most dangerous fraud schemes that can deprive citizens of their homes. One of the most common schemes, the specialist explained, remains the sale of apartments using forged powers of attorney. Outwardly, all the documents may look perfect, and the transaction is registered in the Federal Register, but after a few months or years it turns out that the real owner did not consent to the sale.
