Apartments worth more than 1 billion rubles have been discovered in Moscow

Two square meters in the most expensive capital apartment will cost a little more than three Novomoskovsk studios. The cheapest lot in the primary market of Moscow costs 4.97 million rubles - it is a studio with an area of 18.6 square meters, and the most expensive - 3.6 billion rubles for a penthouse with an area of 4443.1 square meters, found out analysts of real estate projects URBAN, who conducted a study of the primary real estate market over the past six months.

"Buyers' hopes for price reduction in Moscow new buildings are not confirmed. Only 3% of housing on the primary market has a price below 7.5 million rubles. 11.9% of apartments cost from 7.5 to 10 million rubles. The absolute minimum is fixed in Zelenograd, where a studio (18.6 sq. m.) is offered with a check of 4.97 million rubles", - stated in the study.

It also notes that a little more than 6 million rubles is needed to settle in the complexes located on the outer side of the Moscow Ring Road. Inside the Moscow Ring Road prices start from 6.55 million rubles

At the same time on the Moscow showcase there are about 60 apartments with prices from 1 billion rubles.

Beyond the borders of the Central Administrative District, the maximum figure is 1.59 billion rubles - that's how much you have to pay for a two-level unit with a fireplace (528.5 sq. m.) in the Dorogomilovo district. In the neighboring Ramenki, a penthouse of 665 sq. m. is being prepared for commissioning for 1.31 billion rubles.

"Every year in the final cost of luxury real estate more and more place in the "markup on status". Last year was successful for the elite segment, which, unlike the mass and business class, did not experience the abolition of preferential mortgages. This and the high cost of land in the capital, most likely, will limit the growth of available offers", - said the general director of real estate projects URBAN Olga Khasanova.

Earlier, on February 6, analysts of the company "Metrium" reported that the input of business class housing in Moscow will decrease by 31%. In 2025 developers of "old" Moscow plan to fully or partially complete the realization of 38 projects of business class. This figure is 30.9% less than in 2024 (55 projects). The planned commissioning of buildings has decreased by 27.5%, the study says.
