In Russia, demand for long-term apartment rentals grew by 9%

In the fourth quarter of 2024, the demand for long-term rental housing in the country increased by 9% year-on-year on average. This is stated in the research results of the platform "Avito Real Estate", which was reviewed by "Izvestia" on January 23.

According to the study, compared to the period of 2023, Russians have become more interested in studios (+13%), three-room apartments (+12%), objects with four rooms and more (+10%), "two rooms" (+7%) and "one room" (+6%).

In the fourth quarter of 2024, interest in renting apartments increased in 40 of the 46 cities surveyed. The strongest demand for long-term rentals increased in Tomsk (+32%), Khabarovsk (+26%), Grozny (+23%), Smolensk (+17%), Izhevsk (+17%), Bryansk (+13%) and Krasnodar (+13%). In Moscow the demand added 2%, in St. Petersburg - 1%.

On average in the country the supply of such objects increased by 26%. The choice of studios (+39%), one-room (+30%) and two-room apartments (+30%) increased the most.

The dynamics of supply in the long-term rental market is due to two main reasons, experts note. Potential sellers of secondary housing decided to temporarily rent out apartments. And also in 2023 a record number of square meters of housing was commissioned. If you put aside time for renovation and furnishing, some of these properties hit the rental market at the end of 2024.

"The increase in activity in the long-term rental market at the end of the fourth quarter of 2024 is explained by the impact of current market mortgage rates. A part of potential apartment buyers temporarily postponed the purchase of housing and opted for long-term rentals. Against this background, we see an increase in demand in annualized terms in most Russian cities," - said Konstantin Kamenev, head of the long-term rental category of Avito Real Estate.

At the end of the IV quarter of 2024 the cheapest way to rent an apartment was in Bryansk (18 thousand rubles a month), Kaluga (22 thousand rubles), Yaroslavl, Smolensk, Saratov, Ivanovo and Ulyanovsk (23 thousand rubles each). The highest prices at the end of the quarter were recorded in Moscow (Br79 thousand), Khabarovsk (Br45 thousand), St. Petersburg and Sochi (Br40 thousand each). Earlier, January 16, the head of the service "Yandex Rent" Roman Zhukov called the most suitable periods for searching for a rented apartment. According to him, in January, in late spring and early summer, as well as on the eve of the New Year holidays, the activity of tenants is traditionally lower. He noted that in these conditions it is possible to find "inexpensive comfortable variant of rented housing with minimal competition".
