Experts predict a decrease in the activity of construction companies in 2025
The activity of construction companies in 2025 will decrease significantly compared to 2023 and 2024. This is due to unfavorable conditions in the field of mortgage lending, in particular with the introduction of mortgage standard, which prohibits the use of subsidized rates from developers. This is reported in the study "NDV Supermarket Real Estate", which was read by "Izvestia" on January 21.
According to the study, at the end of 2024, 105 new projects of residential apartments and apartments in all categories were presented in the primary market of "old" Moscow, which is 21.1% higher than in 2023. In the Moscow region, developers were also active: 31 projects were launched in 2024, while in 2023 - 30 projects.
According to the expert, in 2025 developers will commission 1-2 buildings even within large projects to assess the level of consumer interest and then adjust both prices and sales volumes. In general, developers will try to maintain an optimal range of apartment types to meet the set sales pace.
"Developers' activity in 2025 will be significantly lower than in 2023 and 2024. This is due to negative factors at the mortgage lending level, in particular the introduction of the mortgage standard, which prohibits subsidized rates from the builder. It will be especially noticeable in the first half of 2025, when developers will face a significant decline in demand", - summarized the head of the Department of analytics and consulting of the company "NDV Supermarket Real Estate" Elena Chegodayeva.

According to experts, the number of new high-budget projects is increasing, prices have risen following the active demand, while buyers' preferences for internal infrastructure have shifted towards options for family recreation and education.
