Experts gave advice on how to prepare an apartment for the arrival of a baby
The birth of a child changes the requirements for housing: those features of an apartment that previously seemed insignificant, after the appearance of a baby, can directly affect his health, safety and quality of sleep. With high real estate prices, most families cannot afford to move, so they have to adapt the space in an existing apartment. Alexander Korshunov, manager of the DIY and Acoustics segments at ROCKWOOL, and Natalia Solo, interior designer, told Izvestia on June 1 how to do this correctly.
Experts call high noise levels one of the key problems in urban apartments. In large cities, it can reach 60-70 dB with a comfortable norm of up to 55 dB, and a significant part of residents' complaints are related to acoustic discomfort. According to ROCKWOOL, 82% of parents consider noise in the children's room to be a serious problem, and 59% note its impact on the child's sleep and behavior. This is especially acute in families with infants: 80% of parents report increased anxiety of children against the background of noise.
"It is possible to reduce the noise level in an apartment even without carrying out repairs due to a well-thought-out organization of space. It is advisable to place the children's area as far away from the entrance door, kitchen and living room as possible. An additional acoustic effect is provided by the so—called transition zones — corridors, dressing rooms or storage systems, which serve as a kind of sound buffer," the designer explained.
Experts emphasize the need to eliminate any "steps" to the window and use opening limiters. It is noted that if a child is able to reach the window on his own in a few seconds, this already creates a potential risk. An additional danger is posed by mosquito nets, which are not designed for load and can create a false sense of security.
Another significant factor is the state of the microclimate in the apartment. Mold is found in a significant part of residential areas and is especially dangerous for children due to the increased risk of allergic reactions and diseases of the respiratory system. The main reasons for its appearance are high humidity, insufficient ventilation and the presence of cold areas in the apartment.
Experts emphasized that mold removal requires an integrated approach aimed not only at removing the consequences, but also at eliminating the causes of its occurrence. Without normalization of ventilation and humidity control, the problem usually returns.
Analysts of Grad Development said on November 14 that the average cost of 1 sq.m. The cost of housing in Moscow in October ranged from 400,000 to 1.9 million rubles. The highest average cost per square meter has traditionally been noted in the Central Administrative District of the capital (1.93 million rubles). The second place is occupied by the Western District (700 thousand rubles).
