In March, the demand for offices in Russia increased by 18%

According to the results of the first quarter of this year, compared to the first quarter of 2025, the choice of offices for both sale and rent increased in Russia by 18%. Avito Real Estate analysts told Izvestia about this on April 18, having studied the market.

According to their analysis, the supply is still 10% below the peak in 2023, which indicates a high demand for such facilities.

At the same time, the share of offices for sale has increased significantly in the supply structure: if in the first quarter of 2023 there were 13% of all offices, then in the same period of 2026 it was already 21%. This is a consequence of demand stabilization: in previous years, many offices were purchased during the construction phase, so they did not go on public sale.

Among the regions, year-on-year supply increased the most in the segment of office sales in Moscow (+33%), Rostov (+29%) and Moscow regions (+24%), as well as in St. Petersburg (+20%). The most noticeable dynamics in rent is in the Sverdlovsk Region (+60%), St. Petersburg (+56%), Novosibirsk (+51%) and Rostov regions (+32%), as well as Tatarstan (+21%).

IN THE CORE.XP predicts that the commissioning of offices in Moscow may almost double this year, as 47% of the planned construction volume for 2025 — 615 thousand square meters — has been postponed to 2026. In this way, the capital can strengthen its leadership in the market.

As for demand, it is undergoing a stabilization stage after almost continuous growth throughout 2023 and 2024. At the same time, the structure of demand has not changed during this time.: As three years ago, 92% of users were interested in offices for rent, 8% — for sale.

At the same time, interest in buying offices in a number of regions has increased over the past month: in Moscow by 15%, in Tatarstan by 11%, in St. Petersburg by 9%, and in the Samara Region by 17%. In March 2026, people in Russia want to rent properties 5% more often than in February, and in St. Petersburg - by 17%.

As of March 2026, the average offer price for the sale of a Class A office was highest in Moscow (473 thousand rubles per square meter), St. Petersburg (321 thousand rubles), Yekaterinburg (243 thousand rubles) and Kazan (241 thousand rubles). The highest rental prices in Class A were also recorded in Moscow (4 thousand rubles per square meter), St. Petersburg (2.8 thousand rubles) and Yekaterinburg (1.4 thousand rubles). Nikoliers predicts that the increase in rates in St. Petersburg in 2026 will average 4-6% due to the expected completion of a number of high-quality facilities in the central locations of the city. Moderate growth is also expected in Moscow.

Analysts at Metrium told Izvestia on March 25 that in March 2026, the volume of supply at the initial stage of construction in the old borders of Moscow decreased by 27% compared to the same period last year. According to their estimates, the most pronounced drop was recorded in the high-budget segment (-83%), while in the business class, the exposition at the early stage of construction decreased by only 5%.
