Investing in the purchase of parking spaces turned out to be twice as profitable as buying an apartment for investment purposes, according to a survey of buyers at AFI Development sales offices. The results were reviewed on October 7 by Izvestia.

With the average cost of a studio apartment within the borders of "old" Moscow in a ready-made mass segment facility of 14 million rubles, it is more profitable to invest in a parking space. According to analysts, the average cost of renting an apartment within the borders of "old" Moscow is 50 thousand rubles. The payback period for investments is about 20 years. At the same time, it is necessary to take into account the cost of repairs and its duration, that is, it will not be possible to rent housing immediately.

According to the respondents, it is somewhat easier to invest in parking spaces, especially if you buy a lot in an already commissioned residential complex. The average cost of one parking space within the borders of "old" Moscow in the mass segment is 2.7 million rubles, that is, for the same amount, taking into account the cost of repairs, you can buy five parking spaces. The profitability of renting out this type of property depends on several main factors: location, type of parking, quality of parking infrastructure: security, video surveillance, electric vehicle charging stations.

The average monthly rental of a parking space, according to analysts, in the mass segment of Moscow varies from 10 thousand rubles to 20 thousand rubles, depending on the area and conditions. According to expert reports, there has been an upward trend in rental prices in recent years compared to previous years. That is, when buying five parking spaces in an already commissioned residential complex, the yield will be 100 thousand rubles per month. And such an investment will pay off faster, in about 10 years.

"The investment attractiveness of a parking space lies in the stability of cash flow and the ability to preserve assets. Parking spaces are especially attractive now, when for a relatively small budget it is possible to purchase a ready-made liquid object, the prices of which continue to rise. In the first half of 2025, there was a tendency for the average cost of a parking space to increase compared to the previous year. In addition, we should not forget that the paid parking area is regularly expanded, and for many, renting a parking space becomes the best way out," commented Artem Karasev, Commercial Director of AFI Development.

The majority of residents of the capital (73%) park spontaneously. One in two (48%) regularly does not find free parking spaces. And 33% of the respondents noted that they do not know where to park on almost every trip. Only 6% have never encountered such problems.

Almost half (49%) of Muscovites take up to five minutes to find parking at home, and almost the same number (47%) take 5-15 minutes to find a place for a car. 2% of respondents are looking for parking for 15-30 minutes or more. Despite all these difficulties, only one in eight (12%) residents of the capital decides to buy their own parking space.

Earlier, on July 8, Alexander Kornev, head of the department for work with importers at Gazprombank Avtolizing, gave advice to Izvestia on how to protect a car from theft. He advised leaving cars in lighted areas or under video surveillance, as dark corners often attract hijackers. Parking in large parking lots near shopping malls can also be risky.
