Filippov: investors are looking for profitability outside of bank deposits in 2025

The key rate has been declining since 2025, raising concerns among savings holders. The forecast of the average key rate for 2025 has been adjusted to 18.8–19.6%, and for 2026 to 12.0—13.0%. Due to floating interest rates, deposit yields are also falling. As a result, private investors are beginning to look for ways to protect capital from depreciation and achieve returns independent of regulatory decisions. Roman Filippov, co-founder of the Enki Group development company, partner of Villagio Estate Group, co-owner of the Naturalist online booking service, told Izvestia about this on August 19.

According to the expert, the trend of diversification in the private investment market has intensified over the past year. In addition to bonds and stocks, there is a growing interest in crowdinvesting, commercial and suburban real estate, as well as development projects. The main criterion is the predictability of income. Unlike floating deposits, such instruments allow you to lock in profits for the entire duration of the investment. This is implemented through a "managed profitability model", where income is generated both by increasing the value of the facility and through thoughtful operational activities.

"In 2024-2025, an increase in bookings of suburban facilities was recorded by more than 40%, and the booking depth increased by 60%. Even in the absence of a sharp reduction in rates, such indicators indicate demand. This is a managed model: income from real logic, not from the Central Bank rate. This is a transparent operating model in which we can predict the investor's income almost without dependence on inflation or the regulator's policy," Filippov said.

In addition, remote work, changing consumer habits and economic instability have cooled the urban real estate market. At the same time, the rural segment continues to grow. The share of individual housing construction in 2025 was 58%, close to the record of 2022. In January – May 2025, the volume of residential housing construction reached 33 million square meters, or 74% of the total residential construction, which is 7% higher than in the same period of 2024.

"The popularity of residential housing is explained by a number of factors. Firstly, many citizens strive for more spacious and comfortable housing than in apartment buildings. Secondly, infrastructure development and improved transport accessibility make life outside the city more attractive. Compact houses with an area of up to 100 square meters, townhouses and modular houses are especially popular. Many buyers choose turnkey housing with interior decoration, which reduces the time needed to move," Filippov added.

According to the expert, successful real estate investments require an approach that ensures sustainable profitability in the long term. When choosing an object, it is important to consider several key factors. First of all, the stage of project readiness: the closer the launch, the lower the risks for the investor. The experience of the developer's team and the transparency of the financial model are equally important in order to understand the sources of income and see real, not fictitious profits.

"If deposits stop providing protection, then it's time to create your own assets — today, with a working infrastructure, income and community. I would put it this way: a successful investor in 2025 is not the one who chooses the maximum bid, but the one who chooses predictability, transparency and long—term participation in a project that builds a new life, and not just walls," concluded Filippov.

Financial Director and consultant on management and financial accounting Marina Kulikova, in an interview with Izvestia on July 15, stated that one of the simplest and most affordable investment options is bank deposits. Large banks offer attractive deposit conditions. However, it is important to take into account the nuance: if the amount of the deposit is significant, it is better to divide it into several parts.
