The cost of rental housing in Russia decreased by 8%
Since the beginning of the year, all million-plus cities have shown an 8% reduction in the cost of rental housing, analysts at Yandex Rent told Izvestia.
According to their data, since the beginning of 2025, in the first five months, all million-plus cities have shown an 8% reduction in the cost of rental housing. This is due to the growing supply and entry into the market of long-term rental apartments from the mass segment, including unsold secondary real estate.
The supply of rental housing in cities with a population of one million during May 2025 decreased by an average of 2.9% in all 16 megacities. Since the beginning of the year, the market has seen a 25.2% increase in exposure.
In Moscow, the median rate is currently at 85,000 rubles (+0.7% per month; -6.8% since the beginning of the year). The supply of rental housing decreased by 7% in May 2025, and has increased by 4.3% since the beginning of the year.
In the Moscow Region, the median rate was 43 thousand rubles. This is 0.7% lower than the cost in April 2025 and 11.1% lower than at the beginning of the year. The number of apartments for rent in the entire Moscow region decreased slightly in May 2025 — by 1.4%, and since the beginning of the year there has been a decrease of 5.5%.
In the satellite city of Khimki, the median rental rate was 53 thousand rubles, in Balashikha — 40 thousand rubles, in Lyubertsy — 47 thousand rubles, in Mytishchi — 45 thousand rubles, in Odintsovo — 50 thousand rubles. In the satellite city of the capital, Korolev, the cost of rental housing varies from 22 thousand rubles to 88 thousand rubles, in Vidnom — from 26 thousand rubles. up to 87 thousand rubles, in Reutov — from 37 thousand rubles to 120 thousand rubles, in Dolgoprudny — from 30 thousand rubles to 150 thousand rubles.
According to Yandex Rental, among the cities with millions of residents during May 2025, the median long-term rental rate decreased the most in Voronezh (-5.1%; up to 23 thousand rubles), Nizhny Novgorod (-5%; up to 33 thousand rubles), Yekaterinburg (-3.3%; up to 34 thousand rubles), Krasnoyarsk (-2.2%; up to 25 thousand rubles) and Krasnodar (-1.9%; up to 28 thousand rubles). During the month, the median cost increased in St. Petersburg (+3.6%; up to 41 thousand rubles) and Moscow (+0.7%; up to 85 thousand rubles). In other megacities, in May 2025, rental prices stagnated or changed within 1%.
"A slight decrease in prices in early spring is due to the long May weekend and the approaching holiday season. The market is less active during this period. At the same time, some of the owners of mass-market housing in the summer may reduce the rental price in order to find tenants faster. May, June and the first half of July can be called one of the most comfortable months to find a rental apartment. Due to the low seasonal activity, the competition in the market is lower. As a result, the most inexpensive apartments remain on display longer. All this allows tenants to take a more thoughtful and selective approach to finding a rental apartment in the budget they need," Roman Zhukov, head of the Yandex Rent service, told Izvestia.
Since the beginning of 2025, the median rate has decreased most significantly in Volgograd (-18.1%; up to 25 thousand rubles), Rostov-on-Don (-12.2%; up to 30 thousand rubles), Chelyabinsk (-12.2%; up to 26 thousand rubles), Yekaterinburg (-10.8%; up to 34 thousand rubles), Kazan (-9.7%; up to 45 thousand rubles) and Nizhny Novgorod (-9.7%; 33 thousand rubles).
On April 10, analysts of the Yandex Rent service told Izvestia about a 7.5% decrease in the cost of renting housing in Russia. They presented the relevant data in their study, describing the reasons for this trend.
