The number of studios in new buildings in Moscow decreased by 13 over the year.%

Studios are becoming a disappearing format in the primary market of "old" Moscow. Over the past 12 months, their number on sale has decreased by 13%. This is the minimum studio offer from May 2022, according to experts from Metrium and Osnova Group of Companies, which were reviewed by Izvestia on May 13.

There are 7,914 studio — one-room lots with a combined kitchen-living room on the primary market of the capital. This is the minimum value for 34 months: 7,173 studios were sold in May 2022. Then the monthly figure exceeded 8 thousand lots. Over the past year, the offer of studios decreased by 13% — a year earlier, 9101 studios were on display in new buildings in "old" Moscow. At the same time, the number of one—room lots on sale increased by 2.2%, two—room lots - by 2.1%, the number of three-room lots decreased by 2.1%, and multi-room lots - by 2%.

The share of studios in the total volume of the exhibition fell by 2.2 percentage points in 12 months, from 18.7% to 16.5%. As a result, the number of studios and three-bedroom lots on sale has almost equaled, although a year ago there was a gap of one and a half times.

"The reduction in the number of studios for sale is explained by the decisions of the metropolitan authorities: bans on the design of small-sized housing and the construction of new apartment complexes. However, this format is in high demand, so there is an active exhaustion of exposure. At the same time, studios may not necessarily be small, and their area can be up to 30-35 square meters, which is comparable to the area of one—room apartments," said Igor Sibrenkov, Commercial Director of Osnova Group.

The average price of a "square" in studios in the Moscow new building market is 481 thousand rubles. According to experts, the indicator has grown by 11.3% over the past year. The minimum budget of the studio's offer is 4.8 million (for 19.4 sq. m. m) in the Central Administrative District, the maximum is 1.02 billion rubles (for 363.7 sq. m) in the Central Administrative District.

"A year and a half ago, there were over 30 projects in Moscow where only studios were sold, but today there are practically none left. Fewer studios began to be designed in large-scale residential complexes. This is mainly due to the prohibition of housing with an area of no more than 28 sq. m. Studios can be more spacious, and significantly so, but still most of them are relatively small. As they are actively implemented, potential buyers, mainly low-income clients and rentier investors, are reorienting to the secondary market," said Ruslan Syrtsov, Managing Director of Metrium.

However, according to him, studios in new buildings will not disappear completely. Firstly, there will be relatively spacious options for connoisseurs of the "euroformat".

"Secondly, open—plan apartments will be preserved, which, when sold, are conditionally positioned as studios, but are likely to be turned into multi-room apartments," he added.

Earlier, on April 14, it was reported that the weighted average price of 1 sq.m. The cost of housing in the primary premium market in Moscow amounted to 795,920 rubles. Over the year, the cost has increased by 16.3%. In business class, the "square" rose in price by 4.5%, to 473,300 rubles.
