The expert called disturbing phrases in the ads for the sale of apartments


When searching for an apartment, many people pay attention to the attractive wording in the ads, but behind the spectacular phrases there are often nuances that can change the impression of housing after a personal inspection. This was announced on Wednesday, April 30, by investment advisor, founder of the online university of Finance Yulia Kuznetsova in an interview with Gazeta.Ru».
"One of the classic formulations is "a cozy apartment with a history." At first glance, it sounds warm, but in reality it may mean that the housing has not been renovated for a long time, it has old communications, worn floors or dilapidated walls," the expert explained.
In addition, according to Kuznetsova, "history" sometimes refers to a difficult legal situation. For example, frequent changes of ownership or inheritance disputes. In such cases, it is especially important to check the extract from the Unified State Register of Legal Entities and study the history of transactions, the specialist warned.
No less insidious is the phrase "everything is within walking distance," the source warned. So, behind this "everything" may hide not only schools and supermarkets, but also a noisy highway, a 24-hour bar, a market or a train station, which means constant hum, crowds of people and questionable security. Kuznetsova clarified that realtors often use this stamp when the location does not have any real advantages.
Another alarming signal, which was described by the expert, is the phrase "the apartment requires a small cosmetic repair." In most cases, this means the need for major repairs: replacing pipes, electrical wiring, and leveling walls and ceilings. If it really was about minor flaws, the seller would hardly have focused on it, Kuznetsova added.
And the words in the ad "cozy studio for one" may indicate an extremely small area, an inconvenient layout, or an apartment status that does not allow you to register. As the specialist pointed out, if the landlord or seller's publication mentions "friendly neighbors" and "quiet courtyard" too persistently, it is worth being wary — perhaps this is an attempt to distract attention from conflicts in the house or a disadvantaged area.
To avoid an unpleasant experience, Kuznetsova advised reading the ads between the lines. Every beautiful word can hide a serious problem: legal, technical, or environmental. It is important to keep cool, ask clarifying questions, check documents and, if necessary, consult with experts, the expert concluded.
On April 29, realtor and real estate expert Oleg Bendrikov said that apartment prices will no longer rise in 2025. He also explained that the bill banning the purchase of housing over a million rubles in cash, if adopted, is unlikely to affect pricing in the real estate market.
