The number of small-sized apartments in Moscow has decreased by a quarter in a year


In Moscow, the number of offers of small—sized apartments (up to 28 square meters) in new buildings decreased by almost a quarter over the year - by 24.2%. At the same time, the number of residential complexes with such options, on the contrary, increased by 13.5%. This follows from the data of the real estate and consulting company Metrium and the developer SIS Development, which were reviewed by Izvestia on April 30.
The primary market of the capital (including New Moscow) has 7,011 apartments (excluding apartments) with an area of no more than 28 square meters. m. Premises of this format were banned in new projects a year earlier. At the same time, in the same period of 2024, 9253 such apartments were on sale. At the same time, the number of residential complexes where such lots are sold has grown from 141 to 160.
"The paradox with the annual increase in the number of residential complexes with small-sized offers, despite the ban, is easily explained. Firstly, after the decision of the authorities, the projects that received the RnS (building permit. — Ed.) before the introduction of restrictions. Secondly, in some complexes, developers did not put liquid small lots on sale at the excavation stage. At the same time, due to the abolition of preferential mortgages and the rise in the cost of market loans, the potential audience of buyers of compact housing has narrowed. Therefore, there are not many new buildings where it was completely sold out during the year," explained Yaroslav Gutnov, founder of SIS Development.
At the same time, he noted that in the most sought-after projects with high rental potential, such offers are actively being bought up.
There are 2,753 small-sized apartments for sale in mass—scale new buildings, 1,615 lots in business class residential complexes, 82 in premium class, 2,561 lots in new buildings in New Moscow, and none in elite projects.
According to experts, a "square" in such housing in the primary market of Moscow will cost an average of 426 thousand rubles. Over the year, the indicator increased by 12.6%. The minimum cost of apartments with an area of no more than 28 square meters is 4.4 million rubles (for 19.2 square meters) in Vnukovo (New Moscow), the maximum is 30.2 million rubles (for 27.4 square meters m) in Presnensky district (CAO).
At the same time, Ruslan Syrtsov, managing director of Metrium, recalled that there is also a ban on micro-apartments in the Moscow region. This decision is aimed at providing Russians with spacious housing.
"In order for the actions of the authorities to bring the desired effect, it is necessary to introduce new targeted mortgage programs, as well as provide preferences for developers who are ready to increase the average area of apartments in their projects. And, in principle, the main reason for the popularity of small-sized housing is the relatively low incomes of a significant part of the population. Measures to improve the economic situation will have a much better effect on the pace of renovation of housing conditions by Russians than any bans," he suggested.
Earlier, on April 24, it was reported that the average price of 1 sq.m. m in the primary market of "old" Moscow reached 685.3 thousand rubles. Over the year, the indicator increased by 25.2%. At the same time, in the most expensive district, Tverskoy, the average cost of a "square" exceeded 3 million rubles. This follows from the data of the company "Metrium".
