Average price of 1 sq.m. m in the primary market of "old" Moscow reached 685.3 thousand rubles. Over the year, the indicator increased by 25.2%. This follows from the data of the real estate and consulting company Metrium, which was reviewed by Izvestia on April 24. At the same time, in the most expensive district, Tverskoy— the average price of a "square" in 2025 exceeded 3 million rubles for the first time.
According to experts, housing sales in new buildings are conducted in 95 districts in all 10 districts of "old" Moscow (including Zelenograd).
Ruslan Syrtsov, Managing Director of Metrium, noted that the high average prices for residential real estate indicate the prestige of the location. According to him, if an "overprice" can be observed in a single project, then the average indicator by location accurately indicates the real status.
"Moreover, the primary market in Moscow is designed in such a way that very high prices do not mean that the limit has been reached and growth will slow down. On the contrary, real estate in sought-after locations with exclusive characteristics, in fact, has no price ceiling. And there are such districts in almost every district. Only the order of prices differs: if in the center in the most prestigious locations, a "square" costs an average of several million rubles, then on the periphery and 500 thousand rubles per 1 square meter serve as an indicator of a special status," he added.
In the primary market of the Central Administrative District, the average price is 1 sq. m. m is 1.94 million rubles (+45.9% for the year). The maximum figure in the historical center was recorded in the Tverskoy district — 3.06 million rubles per 1 square meter (+23.9%). According to experts, this is the first location in the history of the capital's market, where the average price of 1 square meter exceeded the limit of 3 million rubles. This figure is explained by the fact that 92% of the local supply belongs to the deluxe class, as well as the close proximity of the projects being implemented to the Kremlin.
In new buildings of CJSC, the average price is 1 sq. m. m is 599.3 thousand rubles (+16.5%). The most expensive primary housing in the west of Moscow is in Dorogomilovo — 1.34 million rubles per square meter. Primary housing in the Northern Administrative District costs an average of 522.8 thousand rubles per 1 sq. m (+11.5%). The area in the north-west of the capital with the most expensive housing is Khoroshevo—Mnevniki (an average of 644.4 thousand rubles per square meter).
"In terms of demand in Moscow's primary market, Khoroshevo-Mnevniki is among the top 10 most popular districts. Every year, consumer activity here is growing, and the liquidity of new buildings is increasing. This is due to the fact that extensive green areas and clean reservoirs remain in Khoroshevo-Mnevniki, but at the same time new transport interchanges and modern infrastructure facilities are being built," said Igor Sibrenkov, Commercial Director of Osnova Group.
In the primary market of the Southern Administrative District, the average price is 1 sq. m. m is 490.9 thousand rubles (+8.1%), the Donskoy district turned out to be the leader in value (725.6 thousand rubles). In the new buildings of the SAO, the average price of a "square" is 461.2 thousand rubles (+13%), the most expensive is in the Begov district (766.9 thousand rubles). In the SVAO — an average of 447.7 thousand rubles per 1 sq. m (+17.6%), the most expensive in Rostokino (638.2 thousand rubles).
At the same time, in the primary market of the Southern Administrative District, the average price is 1 sq. m. m is 430.7 thousand rubles (+1.5%). The leader in terms of cost is Gagarin district (860.4 thousand rubles). In the new buildings of the VAO, the average price of a "square" reached 415.8 thousand rubles (+9.3%), the most expensive in Sokolniki (564.6 thousand rubles).
"Sokolniki is an established area that is still developing and being updated, but through dotted buildings, which will allow you to maintain a comfortable life rhythm. So, for more than five years, there have been no new buildings with business-class apartments in the area, despite the attractiveness of the location," said Kristina Nedrya, director of Commercial Management at STONE.
According to experts, new buildings in the Southern Administrative District cost an average of 381.2 thousand rubles per 1 sq. m (+10.5%). The leader in terms of cost is Lefortovo (474.2 thousand rubles). In the primary market of ZelAO, the average price is 1 sq. m. m is 258.5 thousand rubles (+12.7%), the most expensive in the Matushkino area (314.7 thousand rubles).
