The decline in sales in the primary real estate market in March compared to February in the comfort and business classes totaled 16%, the analytical center Mr. told Izvestia on April 23.

"At the same time, the mass segment showed a greater decline — the figure reached 20%. "Business", in turn, is 12%. The month—on-month drop is largely due to the abnormally high February 2025 figure, achieved due to the strengthening of some developers in terms of implementation," they said.

The press service of the Tekta Group added that in March 2025, at least 134.5 thousand square meters of primary housing in business class were sold in Moscow, which is 16.4% less than in the previous month.

In the business class, the decline in sales can partly be explained by the redistribution of the interest of some customers towards the premium class, since the indicator in this segment decreased slightly less — by 16%. Demand is supported by the fact that customers are increasingly considering premium real estate as a more attractive investment destination.

Demand growth in premium and deluxe classes in the first quarter was 61% year-on-year, Mr. added. There is a shift in customer interest from a mass segment to a higher one. The trend is intensifying with an increase in the level of appraised real estate.

"One of the reasons for the decline in sales in the industry in March was the installment plan with a minimum down payment, which most developers resorted to in February due to a sales failure in January," added Alexander Mikhailov, Sales Director at PRECISELY Group.

According to him, this tool is considered highly risky, for this reason, in March, some developers changed the terms of the "February" programs, since installments do not solve the issue of filling escrow accounts.

Earlier, on April 20, Izvestia reviewed a study by analysts at Razvitie Group of Companies, which reported an increase in demand in the real estate rental market. According to experts, the Russian rental market is experiencing an increase in activity: the demand for rental housing continues to rise, as well as the amounts that rentiers request from tenants. But many Russians still prefer not to buy housing and wait for a change in the economic situation in rented apartments.
