The realtor named the main problem of the real estate market
Konstantin Aprelev, an honorary member of the Russian Guild of Realtors, said that the demand for housing is almost halving, and developers are not ready to invest money in the purchase of new sites.
In an interview with Radio 1 on April 21, the specialist noted that for the most part, they try to direct money in project financing to complete finished facilities, and where their sales volumes are lower than planned, they slow down the commissioning of facilities.
According to him, the forecast of a housing shortage by 2027 is currently unfair and resembles "a naive epic of trying to convince the legislator that everything is going to be bad now," change certain trends and get support, and return to a non-market subsidy model. Aprelev stressed that demand does not stop and does not increase overnight, it is a "flexible model of behavior in the market."
"We don't understand what will happen to the mortgage in two years. It is very possible that we will return to the usual market history a little earlier. This will reformat the demand, and the projects will catch up," said the realtor.
He added that the problem of today's real estate market is expensive loans, however, due to the flexible market model, everything can change depending on demand.
On April 23, Alexander Volgin, founder of the Lendli investment platform, told Izvestia that, having decided to invest in commercial real estate, it is possible to consider various options, including buying an object with an existing tenant. According to him, the profitability of such projects with an existing tenant ranges from 8 to 12% per annum.
On April 16, specialist Svetlana Ermolenko said that in the current conditions, it is necessary to decide what to do with a real estate object in a new building based on location and infrastructure. According to her, it is often more profitable to sell it, writes RT.
