Demand for apartments in new buildings in the Moscow region increased in 2025

In the first quarter of 2025, 12.1 thousand equity participation agreements were concluded in the market of new buildings in the Moscow region. The indicator grew by 24.8% in the quarter and by 25.8% in the year. In February, the maximum number of transactions was registered — 4,6 thousand, the minimum — in January (3,3 thousand), follows from the results of the real estate and consulting company Metrium, which were reviewed by Izvestia on April 18.

"The overall increase in demand does not mean an improvement in the market conditions for all players — the local successes of large developers with an affordable price offer may mask the narrowing of the market for other participants," said Ruslan Syrtsov, Managing Director of Metrium.

According to him, despite the positive dynamics of the total volume of transactions, the Moscow region's new building market is showing growing polarization: large developers with budget proposals are increasing sales, while other players are facing declining demand.

According to analysts, in the first quarter of 2025, 48.7 thousand lots (+7.6% for the quarter, +15.1% for the year) were exhibited in 210 projects in the new building market of the Moscow region, where 47.3 thousand were apartments and 1.4 thousand apartments.

"The maximum share of the supply of primary housing in the Moscow region is represented in Mytishchi (15%). Here is the weighted average price of 1 sq.m. revenue for the quarter increased by 9% and amounted to 215 thousand rubles. This is due not only to changes in the structure of the exposition, but also to the growing liquidity of local new buildings amid the active development of the district and the influx of investments," added Grigory Vaulin, Managing Partner of Ferro-Stroy Group.

According to him, integrated territorial development (CDT) projects that combine environmental friendliness, transport accessibility and well-developed infrastructure are particularly in demand and are rapidly becoming more expensive.

"Nevertheless, due to the preferences of the state to the participants of the CRT, apartments in them remain accessible, including family formats," he stressed.
