Average mortgage term in Russia approached a record 26 years

In Russia, the average term of mortgage loans has jumped. Only in February, the indicator increased by five months and approached a record 26 years, according to the data of the Central Bank.

In February 2025, the average term of the issued housing loans (both for new construction and secondary) reached 309.8 months, specified "Izvestia" in the press service of the regulator. At the same time, in the segment of mortgages for housing under construction, this figure in February reached almost 27 years (323 months).

This trend is associated with the rising cost of housing - in order to keep the monthly mortgage payment affordable, banks and borrowers are forced to increase the term of the loan, explained in the Central Bank.

Real estate prices in some regions add about 20% per year, added Managing Director of the group of mortgage lending Bank "St. Petersburg" Ekaterina Samyshina.

Now more than half of the issued housing loans borrowers will plan to close already at retirement, told "Izvestia" in the Bank of Russia. However, the actual repayment terms are usually shorter.
