Property buyers in Moscow have become more interested in clubhouses


In Moscow, in 2024, compared with 2023, the number of equity participation agreements in the construction of clubhouses increased by 48%. This follows from the data of the Rariteco analytics department, which was reviewed by Izvestia on March 28.
Experts noted that in January–February 2025, the activity of buyers of buildings under construction in this format accelerated - the number of transactions reached 25% of the total for the whole of 2024: 47 apartments and apartments were sold.
In total, there are 21 clubhouses in the capital with more than 450 apartments and apartments for sale. Analysts refer to clubhouses as "spot" buildings consisting of no more than two buildings and including up to 100 rooms. The clubhouse must be located in the Central Administrative District and correspond to the elite or deluxe class. According to the developer's calculations, currently 21 building projects can be attributed to clubhouses — a total of 450 real estate objects.
Average cost of sq.m. m is 2.5 million rubles. Over the past 12 months, it has increased by 19%. About 60% of the facilities under consideration are planned to be commissioned in 2026-2027.
According to analysts, 191 contracts were concluded in 2024, compared to 129 in 2023. Thus, in terms of the number of agreements concluded, demand increased by 48%.
"Over the past year, there has been a positive trend in the high-budget housing market and a significant increase in demand, which is natural given the current economic and financial situation. Against the background of rising inflation, luxury housing in the historical center of the capital remains one of the most attractive types of investment for the wealthy. Another stimulating factor is the reduction in supply in this segment," said Ekaterina Borisova, Director of Development at Rariteco.
According to her, at the beginning of this year, the withdrawal of new clubhouses slowed down due to an increase in the key rate, an increase in construction costs, and a decrease in the number of attractive construction sites. Borisova predicts that in the next couple of years, a shortage of high-quality supply is expected in the elite and deluxe segments, which will keep demand for such facilities down.
Earlier, on February 5, it was reported that almost half of the Russians surveyed linked their plans in 2025 with the solution of the housing issue. One in eight (12%) plans to start saving and saving money to buy a home, 10% of respondents plan to sell an apartment, according to the results of a study by Level Group.
