In Russia, the discount on the sale of housing has set a new record


The average discount on the sale of second homes in Russia reached record levels in the first half of March. On March 22, Izvestia was informed about this by the federal company Floors.
"The average amount of discounts that Russians are willing to make when selling their apartments on the secondary market reached 6.1%, breaking the record of September 2022, when it rose to 6%, and a close level was also recorded in November last year," explains Alexander Ivanov, a leading analyst at the federal company Floors.
According to the expert, over the past 12 months, the average discount on the sale of second homes in Russia has ranged from 3.9% in April to 6% in November. In December, it traditionally decreased and began to grow again from the beginning of 2025.
"The situation in the secondary real estate market is very unusual now. With such a prolonged period of high mortgage rates and limited demand, such a high discount should have led to lower prices, and the average cost per square meter in the secondary market, on the contrary, continues to grow. Since the beginning of the year, it has increased by another 0.7%," Ivanov continues.
According to the analyst, such an increase in prices in conditions of a record discount may be due to the fact that sellers are ready to make a discount only when they have found a counter option for purchase, until then they are in no hurry to sell and therefore hold the price. In addition, buyers with cash have become more active, their share in the secondary market has exceeded 80% since the beginning of the year, and sellers have become more active in offering installments for the sale of their apartments, which fuels demand and prices.
Krasnoyarsk (9.5% of the initial offer price), Moscow (7.3%) and Kazan (6.7%) are among the three leaders among the largest cities in Russia in terms of the average discount on the sale of second homes. Next in the top ten are Voronezh (6.6%), Rostov-on-Don (6.5%), Yekaterinburg (6.1%), Samara (5.5%), Chelyabinsk (5.4%), Nizhny Novgorod (5%) and Krasnodar (4.2%).
"The average level of bargaining has grown most significantly in small towns, in some of them it exceeds 10% of the initial offer price," Ivanov summed up.
Earlier, on March 10, it was reported that Russians' interest in daily rent increased by 51% over the year. Moscow and the Moscow Region, the Krasnodar Territory and St. Petersburg were among the most popular destinations in February 2025, the Avito Travel service told Izvestia.
