The long-term rental market is quite stable in spring. At this time, the offer is being replenished with new apartments, including the most budget-friendly ones, Yandex Rent told Izvestia. Roman Zhukov, the head of the service, gave some tips on choosing a rented apartment.
According to the service, in the cities with a population of one million during February 2025, the number of ads for apartments for a long-term period increased by 13.7%, in Moscow — by 8.4%. In megacities, the cost of rented housing for all types of rooms per month fell by an average of 2.3%, to 35 thousand rubles, and in the capital — by 3.7%, to 84 thousand rubles.
Paying for housing is a significant part of the cost. It is important for the tenant to plan correctly how much it will be comfortable to pay monthly.
"When choosing rental housing, it is better to give preference to apartments, the payment for which is no more than 40% of the total income of the tenant or the family monthly budget. Utility bills should also be included in this share. With such cost planning, rent payments will be more comfortable," the expert noted.
According to him, with this approach, additional expenses can be planned, for example, for new dishes, textiles, interior items and decor, as well as paying for direct relocation — transportation and delivery of things to a new apartment.
To avoid unnecessary financial costs for long-term rentals, it is worth considering apartments only with repairs and the necessary set of furniture and appliances.
The basic set for a rented apartment is a bed or a pull—out sofa (a place to sleep), a place for eating (a table and a chair or stool in the kitchen), a place for cooking. However, most owners do not limit themselves to the standard set and expand the list of furniture and appliances to make their homes more competitive.
Zhukov clarified that the more an apartment is equipped with furniture, appliances and additional appliances, the higher its rental rate. When choosing a home, it is necessary to determine what the tenant needs in order to live comfortably, what the necessary arrangement looks like.
"In the short term, renting an apartment without repairs and furniture seems more profitable due to the lower cost, but in the long term it involves significant expenses. Therefore, it is better to find an apartment in which the tenant plans to purchase only a minimal set of additional furniture, appliances or decor, that is, everything that is not considered mandatory, but makes life more comfortable and adds personality to the interior," the expert said.
In addition, he drew attention to the fact that market analysis helps to choose from a large number of available apartment options. It is necessary to understand the cost of rental housing not only on average in the city, but also in individual locations. It is worth evaluating the most inexpensive areas, but at the same time maintaining a balance between the costs directly for rent and additional investments not directly related to housing.
For example, according to him, in the capital, a tenant who wants to spend a minimum budget on rental housing may consider renting New Moscow or remote residential areas of the "old": in such locations, the share of inexpensive offers is higher. If the tenant is used to working from home or works just in the chosen district, such a lease may be profitable, since you do not need to spend money and time traveling to the office. If you need to travel daily, then it is important to take into account the additional costs of the road: public transport, taxi, carsharing or gasoline for your own car. This will help you plan your personal budget correctly.
The expert advised those who are considering small rental formats, but at the same time want to save on housing, to consider not only studios, but also one-bedroom apartments.
"One-room apartments in older houses are often rented out after flipping or after high-quality Euro and cosmetic repairs, so tenants even in houses of earlier eras will also be able to find options with stylish modern interiors and equipment. Another advantage of one—liners is the optimal format. A studio apartment is suitable for those who want to live alone, but also for a small family, such as a couple without children or with one child," Zhukov said.
According to the service at the beginning of spring, the median cost of one—bedroom apartments in the capital was 67 thousand rubles, studios - 70 thousand rubles. The price gap is explained by the fact that studios are located only in new buildings, and studio apartments are located in both new and old housing stock.
