Experts named the leading districts of New Moscow in terms of price growth over the year

The price of 1 square meter rose the most in the settlements of Desenovskoye, Vnukovskoye and Mosrentgen. In the first of them, the price increased by 18.9%. This was reported to Izvestia on March 10 in the NDV Supermarket of Real Estate.

So, in February 2025, Desenovskoye topped the rating of TiNAO districts in terms of an increase in the average price of 1 sq.m. m per year. Compared to the same period last year, the "square" here has risen in price by 18.9%, to 280.7 thousand rubles. The second place was taken by the settlement of Vnukovskoye, where the average price is 1 sq. m. m increased by 12.5% over the year, to 269.9 thousand rubles. The Mosrentgen settlement took the third place: here the "square" grew by 9% and amounted to 282 thousand rubles.

In the fourth position with an increase in the average price of 1 sq. m . The Pervomaisky settlement turned out to be 7.8% higher over the year — 135.3 thousand rubles. Sosenskoye settlement is in fifth place in the rating, with an increase of 7.1%.

At the same time, the largest price reduction is 1 sq. m. Analysts noted this in the settlement of Moskovsky. Over the year, the square meter in this location has fallen in price by 10.6%, to 236.4 thousand rubles. In Ryazanovsky, the cost of the "square" decreased by 6.8% and amounted to 214.6 thousand rubles. In Kokoshkino — by 5.8% (213.5 thousand rubles), and in Nefedorovsky — by 4.6% (154.6 thousand rubles). The lowest price per 1 sq. m decreased in the settlement of Marushinskoye — by 0.3% and amounted to 212.9 thousand rubles.

If the location with the most significant increase in the price of new comfort-class buildings in February 2025 was the settlement of Desenovskoye, then the place with the highest cost of housing in the TINAO is Filimonkovskoye. The average lot price here is 10.5 million rubles (+16.4 per year). The lowest cost of apartments in new buildings was noted in the settlement of Novofedorovskoye - 7 million rubles (-5.2% per year).

Last year, it was reported that this year the supply of new buildings in old Moscow increased by 7%. At the same time, prices in the Central Administrative District increased the most significantly in the city — by 25%, according to data from the Metrium company.
