According to their data, in February 2025, the median long-term rental rate in million-plus cities was about 35 thousand rubles for apartments of all types of rooms. During the month, the cost decreased by 2.3%. The reduction in the median cost was facilitated by an increase in the number of apartments available for long—term rent - by an average of 13.7% in all cities with a population of one million.
"The decrease in median rental housing rates in most million-plus cities is accompanied by an increase in supply. In the studio segment, the exposition expanded by 13.8%, one—room apartments — by 17.4%, two—room apartments - by 11.6%, three-room apartments - by 9.6%. At the same time, demand in the rental housing market is recovering, but at a slower pace than the exposure. Now the offer is replenished not only with apartments that the owners "rented" during the seasonal lull at the beginning of the year. Some of the new apartments are investment lots from yesterday's new buildings, which, as they are being prepared for delivery, replenish the segment of rented housing. The exposition is also growing due to unsold secondary apartments, the sale of which the owners postponed for a while and decided to rent them out for a long—term period," explained Roman Zhukov, head of the Yandex Rent service.
The most noticeable decrease in rental apartments was in Samara — by 4.5%, to 29 thousand rubles, in St. Petersburg — by 4.1%, to 43 thousand rubles, Moscow - by 3.7%, to 84 thousand rubles, Rostov-on-Don — by 3.3%, to 30 thousand rubles, and Omsk — by 1.3%, to 25 thousand rubles.
There is also a slight decrease in the median rate during February 2025 in Chelyabinsk (-0.5% per month, up to 28 thousand rubles) and Perm (-0.5%, up to 30 thousand rubles).
At the same time, there are millionaires who have demonstrated an increase in median rates. The most significant increase in February 2025 was noted in Nizhny Novgorod — by 2.9%, to 37 thousand rubles, and Yekaterinburg — by 2.9%, to 36 thousand rubles.
In Moscow, the median long-term rental rate for all types of rooms was 84 thousand rubles (-3.7% per month), and the rental housing exposure increased by 8.4%.
The median cost of studios in the capital is at the level of 70 thousand rubles (-3.8% per month), one—bedroom apartments - 67 thousand rubles (-2.1% per month). At the same time, the rate of one-room apartments turns out to be lower, since studios are represented exclusively in new projects where rental prices may be higher. One—bedroom apartments - both in the old and in the new housing stock.
The median rate of two—room apartments in Moscow is 92 thousand rubles (-2.5% per month), three-room apartments - 148 thousand rubles (-1.2% per month).
Before that, on February 2nd. the federal company "Floors" stated that the average rental rate for one-room apartments in Russia more than 20% higher monthly payments on the family mortgage.
