Experts have named a popular home to buy among men


In 2024, in premium residential neighborhoods, three-room apartments are the most popular among men, accounting for 38% of the total number of transactions. This follows from the research of developer PIONEER, conducted on the eve of February 23, which was reviewed by Izvestia.
An important factor in choosing an apartment is the number of rooms, as well as the presence of a dedicated space for hobbies. Buyers want to have a private office or a terrace for sports, and underground parking for personal cars and motorcycles is also a priority. Related infrastructure plays a significant role in the purchase decision. Family men (69%) are interested in the availability of schools, kindergartens, stores and sports facilities. The lowest demand is for one-room apartments - 12%. In 2024, the bulk of buyers of premium class apartments were men under 45 years old (53%).
"If earlier the main share of buyers were young professionals and executives who prefer to live in the center of the metropolis, today a significant part of buyers are family people who are looking for spacious apartments in modern residential complexes", - said Deputy Commercial Director of PIONEER Dmitry Efimov.
In business class new buildings, one- and two-room apartments are the most popular among men, accounting for 52 and 30% of transactions respectively. At the same time, the demand for large areas is significantly lower than in premium neighborhoods: the share of three-room apartments is 17%. It is noted that the majority of buyers in this segment are also married (73%).
"Men make decisions about buying real estate predominantly rationally, focusing on financial benefits, liquidity and functionality of housing. Evolutionary mechanisms play a key role: status aspects influence the choice of premium housing, and the need for autonomy - on preferences regarding the zoning of space", - specified business psychologist Kristina Shaidullina.
According to her, age differences are significant: young men choose apartments as an instrument of mobility and investment, and mature - as a basis for stable family life. A man buys not just housing, but a solution to his life tasks.
Earlier, on January 9, "Izvestia" got acquainted with the study of the company "Airplane", which reported on the mandatory amenities of Russians when buying an apartment. According to experts, in the new year Muscovites want to buy apartments with walk-in closets (23%), built-in pantries (15%), additional outlets on the balcony (13%), a second bathroom (12%), a master bedroom (9%) and a niche for a washing machine (8%).
