The commissioning of mass segment housing in Moscow will decrease by 12%

In Moscow in 2025 the commissioning of mass segment housing will decrease by 12%. This was reported to "Izvestia" on February 4 by analysts of the company "Metrium", who conducted a study of the primary real estate market.

"In 2025, developers of mass new buildings in the "old" and New Moscow plan to fully or partially complete the implementation of 62 projects. This figure is 22.5% less than in 2024. The announced commissioning of buildings year-on-year will decrease by 12.3% (242 vs. 276 a year earlier). Commissioning of mass new buildings in the capital (including New Moscow) in 2025 is scheduled mainly for the IV quarter (103 buildings). In the I quarter it is planned to finish 32 houses, in the II quarter - 55, in the III quarter - 52", - stated in the research.

It also reports that the average price per square meter of mass new buildings of "old" Moscow with the commissioning date in 2025 will be 386.7 thousand rubles.

"Mass new buildings of "old" and New Moscow for the past year rose in price by only 1%. Such dynamics is caused by expensive market loans and minimization of privileged mortgage. Developers more and more often set a significant discount. Family mortgages became the main driver of demand. In this regard, the increased popularity of ready-made new buildings, which are more often purchased by buyers with children," - explained "Izvestia" Managing Director of the company "Metrium" Ruslan Syrtsov.

Earlier, on February 1, it became known that in Moscow in 2024, apartments and premium class apartments showed the maximum price growth among new buildings. It was specified that the price growth occurred against the background of an increase in the number of new projects on sale - for the year in the "premium" started sales in 11 complexes. In the segment of mass new buildings, the average cost of a "square meter" did not increase last year, but, on the contrary, decreased by 1% - from Br327 thousand in December 2023 to Br324 thousand in December 2024.
