Families in Russia overpay more than 20% when renting housing

The average rental rate of one-room apartments in Russia is more than 20% higher than the monthly payments on the family mortgage, the federal company "Etazhi" has calculated.

"The average rental rates of one-room apartments in Russia last year increased by 29.3%, a similar situation was observed a year earlier. The main reasons for such a significant growth: the shortage of the most budget options for rental housing and, on the contrary, the growing share of apartments in new buildings with modern renovation, which owners are not ready to rent at a low price. As a result, in most major cities in Russia to buy an apartment using a preferential mortgage has become more profitable for the family budget than to rent", - said the deputy head of the mortgage department of the federal company "Etazhi" Tatiana Reshetnikova.

Experts ranked the cities with the largest difference between the monthly payment on a family mortgage for 30 years at 6% per annum for a one-bedroom apartment with an area of 35 square meters. m and the average rental rate of similar housing.

The biggest difference is in Yekaterinburg, where the average rental rate for one-room apartments was 50.7% higher than the monthly payment on a family mortgage. In second place Chelyabinsk with a difference of 47.1%, in third place Rostov-on-Don - 45.1%, in fourth place Novosibirsk - 41.3%, in fifth place Volgograd - 41.2%. Also in the top ten are Moscow (33.7%), Samara (31.6%), Krasnoyarsk (26.6%), St. Petersburg (26.3%) and Perm (19.5%).

The smallest difference between the family mortgage payment and the average rental rate was in Krasnodar (7.6%) and Nizhny Novgorod (3.9%), and in Ufa the average rental rates were 12% lower than the mortgage payment.

"The main difficulty faced by young families is the lack of their own money for a down payment, partially this problem is solved by maternity capital, but in most cities with millions of people it is not enough for a down payment. Plus ready-made apartments that can be purchased on a family mortgage, and even more so with repairs, too, not so much. This is only part of the difficulties that force Russians to rent housing, postponing the acquisition of their own", - summarized Reshetnikova.

Earlier, January 23, it was reported that in the IV quarter of 2024, the demand for long-term rental housing in the country increased by 9% year-on-year on average. This is stated in the research results of the platform "Avito Real Estate". According to the study, compared to the period of 2023, Russians became more often interested in studios (+13%), three-room apartments (+12%), objects with four rooms and more (+10%), two-bedroom (+7%) and one-bedroom (+6%).
