The value of suburban real estate increased by more than a third in 2024

Despite the seasonal decline in demand, in the fourth quarter of 2024, sales of countryside real estate increased by 18.5% year-on-year. This was reported to Izvestia on February 1 by the experts of Ricci | Residential Real Estate.

According to experts, the increase in sales is due to several factors, including an increase in interest rates from 18% to 19% in September and then to 21% in October. Due to concerns about the future economic outlook, many potential buyers have begun to consider purchasing a vacation home.

Suburban real estate prices have been on the rise throughout 2024. The average cost of a lot in the suburban segment increased by 35.2% last year, and the weighted average price of 1 sq. m. reached 165.8 thousand rubles, which is 18.5% more than in the previous year.

Due to the inaccessibility of mortgages, the remaining available form of payment for suburban housing was installment, and if 100% payment was made, developers provided discounts.

"Most often, discount campaigns and the most favorable conditions on installment can be obtained in winter, during the low season. However, now we are constantly recording an increase in requests for the purchase of countryside real estate. In many respects, the demand is fueled by the introduction of the law on the use of escrow accounts, which will come into effect in March 2025: when entering into a contract with a contractor to build a house, the money will be kept in a special bank account until the closing of obligations. According to our forecasts, in 2025 sales may exceed the results of 2024 by 1.5-2 times", - said the general director of the company Ekaterina Lomteva.

As noted by experts, last year, as a result of the development of the railway framework of the Moscow agglomeration, the interest of developers was attracted to all key transportation corridors. Among them are both traditionally attractive Novorizhskoye (26% of transactions), Kievskoye, Leningradskoye, Dmitrovskoye and Minskskoye highways, and more democratic southern directions gaining popularity - Kashirskoye and Varshavskoye (17% of transactions), Kaluga and Simferopolskoye (13% of transactions), especially within the boundaries of New Moscow.

In addition, developers began to use unified architectural concepts for settlements, so that the design of each house harmonizes with the rest of the community, creating a visually attractive environment. One of the trends has also become an emphasis on energy efficiency: for example, they calculate the thickness of insulation and the optimal heating system to reduce energy consumption and improve environmental friendliness. The number of houses made of natural materials, such as wood and stone, is also increasing, and they are increasingly being used for facades.

Earlier, on January 9, "Izvestia" got acquainted with the study of the company "Airplane" where it was reported about the mandatory amenities of Russians when buying an apartment. According to experts, in the new year Muscovites want to buy apartments with walk-in closets (23%), built-in pantries (15%), additional outlets on the balcony (13%), a second bathroom (12%), a master bedroom (9%) and a niche for a washing machine (8%).
