In December, the share of mortgages in apartment sales more than halved

In December 2024 on the primary market of residential real estate within the boundaries of old Moscow in the segments "comfort" and "business" 6.2 thousand apartments and suites were sold (according to the date of signing a contract for the purchase of an apartment in a house under construction - CDA). This was reported to "Izvestia" by specialists of the analytics and consulting department of VSN Group.

According to the results of December 2024, in the primary market within the boundaries of the old Moscow the total volume of sold housing amounted to 303.8 thousand sq. m., which is 8% lower than in the same period last year. At the same time, the share of mortgage transactions with apartments in new buildings of "comfort" and "business" segments has changed significantly - as compared to November 2024, it decreased by 8%, and as compared to December 2023 - by a record 47%, amounting to 37% in the total structure of transactions.

The minimum size of the sold lot in the mass segment at the end of December 2024 was 17.2 sq. m. with the average area of the sold lot being 42.6 sq. m. In the business class segment, the most compact lot sold was 17.5 square meters, with an average area of 58.4 sq. m.

"December traditionally became one of the most active months in terms of sales. However, the number of mortgage transactions is steadily decreasing due to the cancellation of the preferential program. It is obvious that developers will look for new tools to increase demand, but housing prices will not fall, as the cost of project realization will continue to grow", - said Yana Glazunova, General Director of VSN Group.

Apartment sales declined in all segments except premium

Earlier, on January 15, "Izvestia" got acquainted with the research of analysts of the company "Intermark City Real Estate", who prepared a study of the cost of the most expensive apartments in the capital PCM TOP-100 (Prime Central Moscow TOP-100 Index). According to the study, the cost per square meter in elite apartments in Moscow at the end of December 2024 amounted to 4.8 million rubles. The range of apartment sizes used to calculate the index shows considerable diversity - from 80 to 1000 sq. m.
