Experts told about the growth of elite housing construction in St. Petersburg
Despite the growth of new construction of elite housing in St. Petersburg in 2025 up to 40% compared to 2024, the shortage of supply in the most sought-after Central district will remain against the background of high purchasing activity. This is reported in the research of the Consulting Center "Petersburg Real Estate", with the data of which "Izvestia" got acquainted on January 23.
According to the research of analysts, in 2024 developers brought to the market of elite new buildings in St. Petersburg 85 thousand square meters of new housing - 34% more than in 2023. The growth rate of new construction does not keep up with the demand: at the end of last year in St. Petersburg 1,4 thousand apartments and apartments in elite new buildings with the total area of 117 thousand sq. m. were sold. Compared to 2023 the sales volumes did not change, but increased twice as much as in 2022.
In addition, the most acute deficit of elite new buildings is felt in the Central district, which accounts for only 4% of the total supply of 150 thousand square meters (1.72 thousand elite apartments and apartments).
According to analysts' forecasts, in 2025 the elite market of St. Petersburg will receive more than 100-120 thousand square meters of high-budget new buildings, which will increase the supply from 20 to 40% by the level of 2024.
"There will still be a shortage of elite projects in the Central district. Previously, the district accounted for 30-50% or more of transactions in the class, now transactions are single. Thus, the potential demand in the location is 35-60 thousand square meters, or 420-700 elite apartments", - summarized Denis Lola, Director of Strategic Marketing of Formula City.
Earlier, on January 15, "Izvestia" got acquainted with the research of analysts of the company "Intermark City Real Estate", who prepared a study of the cost of the most expensive apartments in the capital PCM TOP-100 (Prime Central Moscow TOP-100 Index). According to the study, the Cost per 1 sq. m. in elite apartments in Moscow at the end of December 2024 was 4.8 million rubles. There is considerable diversity in the range of apartment sizes used to calculate the index - from 80 to 1000 sq. m.
