Russians told about the preferred area when buying housing

Buyers primarily appreciate a well-designed layout that makes the best use of space. Currently, many people are looking for a balance between comfortable and practical apartments. Dan Kim, a leading expert of the real estate agency "Etazhi", and Andrey Maximov, the director of the Moscow branch of GC "Atlas Development", told "Izvestia" on January 23.

"On the market there is a clearly expressed tendency to reduce the total area of the apartment, which occurs without losing the quality and comfort of housing. The area of one-room apartments averages 35-45 square meters, two-room apartments - 50-60 square meters, three-room apartments - 65-85 square meters, and four-room apartments start from 90 square meters and more," explained Kim.

According to the specialist, two-level apartments occupy about 3% of the market, penthouses make up less than 1% of requests, they are mainly interested in wealthy clients.

"Euroformat apartments are becoming more and more popular among consumers: half of buyers prefer them due to their functionality. And it is not only rational planning, efficient use of space and a combination of compactness, but also budget savings," Kim said.

About 50% of buyers' requests assume the presence of a balcony or loggia in the apartment, which increase the useful area of the apartment. This is especially evident in standard and comfort class projects. At the same time, more and more often buyers prefer balconies to storerooms for storing their belongings.

In addition, the market has a distinct tendency to reduce the total area of the apartment, which occurs without losing the quality and comfort of housing. "We follow market trends and monitor the needs of our buyers. Even at the design stage of our residential complexes all the nuances of apartment design are carefully thought out. In our projects every square meter is used to maximum advantage. For buyers it means an opportunity to buy modern apartments with ergonomic layouts and not to overpay for extra square meters", - Maximov concluded.

Earlier, on January 9, "Izvestia" got acquainted with the study of the company "Airplane" where it was reported on the mandatory amenities of Russians when buying an apartment. According to experts, in the new year Muscovites want to buy apartments with walk-in closets (23%), built-in pantries (15%), additional outlets on the balcony (13%), a second bathroom (12%), a master bedroom (9%) and a niche for a washing machine (8%).
