Among the locations near the leading universities of the capital the highest rental price is for studios and one-room apartments near Plekhanov Russian Economic University - 113.9 thousand rubles. Near the Institute of Economics of the National Research University Higher School of Economics the rental price is slightly lower - Br109.9 thousand. Near NITU MISIS - Br97.4 thousand. This is stated in the study "NDV Supermarket Real Estate," which was reviewed by "Izvestia" on January 19.
According to the study, compared to the beginning of September 2024, the greatest decrease in the cost of renting housing is observed in the areas of the faculty of the National Research University Higher School of Economics - Higher School of Business. Here rental rates for apartments for students fell by 21.9%, decreasing from Br111.4 thousand to Br87 thousand. The second place is occupied by the neighborhoods near MGIMO, where the rent of studios and one-room apartments decreased by 18.9% and now the average price is Br66.2 thousand instead of Br81.6 thousand. The third place is occupied by the National Research Nuclear University MEPhI, where the rent of small-sized housing decreased by 12.3% - from Br65.3 thousand to Br57.3 thousand. At the same time, near Lomonosov Moscow State University, the rent remained virtually unchanged, decreasing by only 4.4% - from 86.2 thousand to 82.5 thousand rubles.
According to experts, there are locations near major metropolitan universities, where the cost of rent has increased. Lots near NITU MISIS became the leader in price increase. The average cost of monthly rent in this location has increased by 15.5% compared to Q3 2024 and amounts to 97.4 thousand rubles instead of 84.3 thousand rubles.
In addition, the rent of studios and one-room apartments near the Financial University under the Government of the Russian Federation increased by 10.3% - instead of 68.8 thousand now 75.9 thousand rubles citizens will pay for rented housing.
"Locations near Moscow's leading universities are traditionally in demand, they are mostly prestigious neighborhoods. From the point of view of rental cost in the future, the average rental price for small-format lots in these locations - studios and one-room apartments - may increase. Their number in the market is limited, which with increased demand will lead to an increase in rental rates", - summarized the head of the Department of analytics and consulting company "NDV Supermarket Real Estate" Elena Chegodayeva.
Earlier, on January 15, analysts of the company "Intermark City Real Estate" told "Izvestia" that the price per square meter in elite apartments in Moscow reached 4.8 million rubles. According to analysts, the cost of the most expensive offer on the Moscow market of elite housing (excluding mansions) is about 8.3 billion rubles. The lower boundary of the PCM TOP-100 rating for Q4 2024 is an apartment worth 288 million rubles.
