In terms of square meter, country houses often cost 2-3 times cheaper than apartments on the secondary market. This is the conclusion reached by analysts of Sberbank "Domclick" service.
40% of Russians consider housing with an area of 70 to 100 square meters to be ideal for living. Another 15% of respondents are guided by a square footage of over 100 square meters, "Domklick" calculated. However, the supply on the secondary market in most regions of the Russian Federation is still concentrated in the segment of compact "two-bedroom apartments" with an area of 49-52 square meters. m. The demand for spacious housing encourages buyers to consider buying their own home, analysts emphasized.
When comparing the cost per square meter of country houses, they are noticeably cheaper in the regions of Southern Russia (Volgograd, Astrakhan and Saratov regions). The gap in the cost of the "square" is also noticeable in the North Caucasus (the republics of Chechnya, Ingushetia, Kabardino-Balkaria).
A typical apartment in St. Petersburg (52.6 sq. m. m) costs 13.6 million rubles. The country house is three times the size (175 sq. m. m) in the suburban area can be purchased for 10.8 million rubles. Thus, buying a house will cost 21% less than buying a "two-bedroom apartment" in the city.
In Moscow, the median cost of an apartment in liquid condition (58 sq. m. m) amounts to 21.9 million rubles. A country house, more than twice the size of an apartment (136 square meters), is offered for 11.9 million rubles. The difference of 10 million rubles (almost 50% savings) is comparable to the cost of a full-fledged overhaul, "Domclick" noted.
In the Moscow and Leningrad regions, houses are on average more expensive than apartments, but they offer 2.8-2.9 times more space. In addition, in a number of regions (for example, in the Smolensk and Pskov regions), a ready-made country house costs less than the average apartment on the secondary market, although its square footage is 1.5-2 times larger. Even taking into account the larger area (70-90 sq. m.), houses there are on average 400-600 thousand rubles cheaper than urban apartments.
