Apartment rental rates in Moscow and St. Petersburg may rise in the fall due to a seasonal increase in demand, with the most noticeable increase in prices expected in the segment of sought-after housing near the metro. Natalia Pereskokova, a real estate expert and chairman of the real estate committee of the Russian Public Relations Union, told Izvestia about this.

"In August and September, demand increases due to students, staff returning from vacations, and people moving to major cities. This almost always leads to higher rates. In 2026, I expect a moderate increase in prices, on average by 5-10%, for the most sought-after facilities. First of all, this will affect high—quality studio apartments and Euro apartments near the metro," she stressed.

The expert also drew attention to the changing behavior of owners and tenants during the peak season. According to her, in the second half of August and in September, the supply is reduced, and homeowners have the opportunity to choose from several candidates, which reduces their willingness to make concessions.

"It is more profitable for those who plan to rent an apartment right now," she added, stressing that early entry into the market allows for increased choice and increased chances of more favorable rental conditions.
