Experts named the price of a typical mortgage apartment in a new building
Most often, in the first half of 2026, a mortgage was used to buy a one-room apartment on the third floor in a comfort-class building with delivery in 2026. This is the conclusion reached by analysts of Sberbank's Domclick service based on the results of a study of transactions in the primary market.
The characteristics coincided in all federal districts, experts noted. Comfort-class housing accounted for 60 to 70% of mortgage transactions in each of them. Half of these apartments cost buyers more than 7.2 million rubles, according to the study.
The maximum share of one-room apartments was in the North—Western District - 60%. Such facilities have the smallest area — 33 sq. m. Two-room apartments were most often bought in the Ural (40.1%) and Volga (38.9%) districts, the study says. The Volga region also became the leader in the share of large—sized housing: three-bedroom apartments accounted for 13.3% of mortgages issued there, and 1.8% for properties with four or more rooms.
The most expensive primary housing was mortgaged in the Central Federal District, where a typical apartment cost 8.4 million rubles, analysts said. The Moscow region and the capital accounted for 60% of transactions in the district. The Far Eastern District came in second place with an indicator of 7.6 million rubles, and the North—Western District came in third with 7.2 million rubles.
The Southern and Siberian districts shared the fourth place with an indicator of 7.1 million rubles, Domclick calculated. The cheapest apartments in new buildings were purchased in the North Caucasus region - 5.9 million rubles. At the same time, the most spacious properties were also bought in the North Caucasus, the study showed. The typical area of an apartment purchased there was 47.3 sq. m. In five districts, this figure ranges from 43.4 to 45.6 sq. m., while the lowest values were recorded in the Northwestern and Southern districts - 38.8 and 40.4 sq. m. m, respectively.
