The demand for luxury real estate rentals fell by 10% year-on-year in the first half of the year. This was reported to Izvestia on July 15 in the press service of Intermark Urban Real Estate, where they conducted a market study.
"In June, demand increased by 17% compared to the previous month, but aggregate demand for the first half of this year is 10% lower than the number of transactions for the same period last year," the study says.
It notes that two-bedroom apartments remain the most popular format, but their dominance has decreased. In general, in 2026, demand became more diversified: both compact and family formats increased. Thus, compared to the first half of 2025, the share of two-bedroom apartments decreased from 41% to 30%. At the same time, the share of one—bedroom apartments increased from 20% to 25%, as well as three—bedroom apartments from 20% to 27%.
At the same time, according to the study, the supply in June 2026 was significantly higher than last year's level — the volume of supply is currently a quarter more than in June 2025. Such an increase in the number of offers occurred against the background of the "migration" of a significant proportion of customers from the luxury rental market to their own homes, the authors of the study note.
"The main outflow of tenants occurred at the expense of those who 4-5 years ago, at the end of the pandemic, decided to buy their own housing in a new building at the construction stage and are now ready to move into a new apartment. Another reason for the increase in the number of lots was the consistently high level of rental rates and a reduction in the number of tenants from the regions, which are now considering lower budgets," the study says.
