In mortgage transactions, wooden houses have bypassed brick ones
Wooden houses have become the most common type of suburban real estate in mortgage transactions over the past three years. Analysts of Sberbank's Domclick service came to this conclusion after examining the market offers.
In mortgage transactions with suburban real estate over the past three years, the types of houses in terms of wall material (wooden, brick, block and reinforced concrete) have been distributed in almost equal proportions. Wooden houses became the leader by a small margin, with a share of 33.4%. These are objects made of logs, timber, frame, SIP and CLT panels, etc. Brick houses took the second place with a share of 32.5%, block houses took the third (31.1%). The only exception is facilities with reinforced concrete walls, which account for 2.9% of transactions.
At the same time, brick houses are the leaders in the supply structure — their share is 47%. Wooden accounts for 29.3% of the supply, block — 22.1%, reinforced concrete — 1.3%. In addition, metal-framed houses are on the market, but their share does not exceed 0.2%.
Wooden houses are more common among ready—made houses - their share reaches 38.3%, while in individual housing construction (IHS) this figure is 26.7%. Block houses are the most common in the residential housing segment: they account for 36.1% of mortgage loans issued versus 27.5% of ready-made properties. The share of reinforced concrete houses in residential housing is 5.2%, while in the segment of finished houses it is 1.3%.
According to the study, the distribution of materials was influenced by changes in the terms of preferential mortgage programs. Thus, the share of block houses has been growing since June 2023 and reached 37% in June 2024 amid increased demand before the completion of the State Support 2020 program. After its cancellation, the figure dropped to 25.3%, and the share of wooden houses increased from 27.9% to 43.4%. Domclick explained that this is primarily due to a shift in demand towards ready-made country houses, where wooden objects are most widely represented and on average cost less.
