Experts estimated the growth of preferential mortgage issuance in June

In June of this year, Russians issued preferential housing loans totaling more than 250 billion rubles. The growth compared to May of this year was 73.8%, compared to June 2025 - 52%, analysts of Sberbank's Domclick service calculated.

Alexey Leipi, director of the Domclick department, noted that "in June, after a slight slowdown in May 2026 due to holidays and fewer working days, the highest increase in disbursements was recorded for preferential programs." In particular, the volume of Family Mortgage issuance amounted to 221.7 billion rubles, an increase of 88.8% compared to May, and by 61.8% from June 2025.

At the same time, when comparing the indicators year-on-year, the most pronounced monthly increase in mortgage loans was noted for market programs. "Year—on-year, the volume of loans on basic mortgages has tripled, amounting to 94.6 billion rubles, which confirms the steady interest of borrowers in market mortgages," said Leipi, adding that since February 2026, the volume of market mortgages has not fallen below 78 billion rubles per month.

The share of the Family Mortgage program in the total volume of loans remains dominant, it amounted to about 64%. As indicated in Domclick, the sharp jump in demand by May indicates a high activity of borrowers with children and the activation of transactions, including in the primary market. The leading regions in terms of the share of Family mortgages in June were the Republic of Khakassia (80.7%), Astrakhan (77.2%), Penza and Rostov regions (both with 76.2% each).

Against the background of increased demand for subsidized mortgages, the market share of housing loans decreased to 27.4% (minus 10.2 percentage points by May 2026). At the same time, in absolute terms, over the past two years, more were issued only in April 2026 (97.6 billion rubles) and December 2025 (106.4 billion rubles). According to analysts, the highest demand for basic programs remains in the Kamchatka Territory (43%), Murmansk (40.3%) and Novgorod (38.6%) regions.
