Analysts noted the growing interest in market mortgages in St. Petersburg
The share of market mortgages in the total volume of loans in St. Petersburg reached 45.2% in the first six months of 2026, compared with an average of 33.2% in Russia. This is stated in a study by analysts of Sberbank's Domclick service, timed to coincide with the Financial Congress of the Bank of Russia, which will be held in St. Petersburg from July 1 to 3.
In terms of the number of loans issued, the gap was even higher: 63.3% of all mortgages in St. Petersburg for the first half of the year accounted for basic programs. The national average was 52.8%, and in the Leningrad Region — 53.1%. The growth in the share of market disbursements began in the second half of 2025, when the Bank of Russia began to gradually reduce the key rate, Domclick noted.
On the eve of the new announced changes in the conditions of the "Family Mortgage", the share of government programs in disbursements increased slightly. At the same time, the St. Petersburg market reacted more noticeably than others: the issuance of market programs in June decreased by 10.4 percentage points compared to May, from 55.5% to 45.1%. Nationwide, the decrease did not exceed two percentage points.
The share of primary real estate in the total volume of mortgage loans in St. Petersburg is almost the same as in Russia - 70.4% versus 70.6%. In the Leningrad region, the figure is noticeably higher — 83.1%, which analysts attributed to the active development of suburban areas and more affordable prices for new buildings.
Studios and studio apartments occupied more than half of the market: 54.1% of rents in St. Petersburg and 55% in the Leningrad region compared to 40.1% of the national average excluding these two regions. The median area of purchased housing in St. Petersburg was 38.4 square meters. m — almost 10 sq . m . m is less than the average in Russia (48.2 sq. m). In the Leningrad region, the figure was 42.4 sq. m.
Analysts also noted the difference in the age of purchased secondary real estate: in St. Petersburg, the median year of construction of such facilities is 1984, the average in Russia is 1986, and in the Leningrad region — 2013. About half of all second-home transactions in the Leningrad Region are for houses built over the past 10-13 years.
