Experts assessed the impact of road quality on the cost of country houses

One third (31%) of suburban real estate for sale in Russia are located in villages with paved roads. This is the conclusion reached by Sberbank's Domclick analysts after examining advertisements for the sale of finished houses.

More than half of the facilities (52.7%) are located in populated areas without high-quality road surface, where dirt roads predominate. Gravel filling occurs in 14.7% of cases, and concrete slabs — in 1.6%.

According to the study, the situation is noticeably different in modern cottage settlements. Thus, in the comfort class, paved roads are available in almost half of the villages — 48.1%. In the economy segment, this figure is 34.9%, and in business and elite villages it exceeds 90%.

Analysts also assessed the impact of the quality of the road surface on the value of real estate. It turned out that the difference in the cost of houses in villages with gravel and dirt roads turned out to be minimal: the price per square meter differs by 1.3%. Real estate in populated areas with concrete slab roads is on average 17.6% more expensive. The maximum price difference is recorded for buildings in villages with paved roads — their cost is on average 32.6% higher than houses in locations with unpaved driveways.

Experts also assessed the security measures that are being taken in the villages. So, barriers are installed in 17.9% of cases, gates — in 4.8%. In 77.3% of cases, the passage remains free.

Private security is provided in 31.8% of cottage settlements, and perimeter fencing is available in 29.4%. According to analysts, in the premium segment, a closed area and security are the standard, while in economy class settlements are more common, access to which is not limited.
