Piecework fate: how the "black realtor" escaped punishment for murder

The court sentenced her to 12 years in prison for fraud and causing property damage.

An unexpected verdict was handed down by the Moscow City Court on June 3 in the high-profile case of the "black realtor" Maria Sokolova. The prosecution insisted that the woman, wanting to take over three apartments in Moscow, was an accomplice in the murder of their owner— Svetlana Halapova, helped hide her dismembered corpse, and later legalized the stolen property. However, the court, based on the verdict of the jury, decided that the suspect had nothing to do with these crimes, but was guilty only of fraud with the apartments of the murdered businesswoman.

How was the meeting?

The small hall of the Moscow City Court, where the verdict of Maria Sokolova and her accomplice Vladislav Kuznetsov was read out, was packed to capacity. Interest was fueled by the unexpected decision of the jury, which a couple of weeks ago acquitted both defendants on the most serious charges, including involvement in murder and the legalization of stolen property. So the main intrigue was the length of the sentence for the "black realtor."

Thus, the prosecution, despite the acquittal of a number of charges, demanded that Sokolova be sentenced to 12 years in a penal colony. But the accused herself, speaking in court, considered that she deserved only a suspended sentence.

A few minutes after the start of the hearing, the judge quickly read out the operative part of the verdict. Based on the verdict of the jury, the court fully acquitted Kuznetsov and found Sokolova guilty only of causing property damage and fraud on an especially large scale, sentencing her to 12 years in a penal colony and a fine of 1 million rubles.

Dressed in a dark sweater, the short and puny Sokolova, almost invisible in the cage behind the massive figures of the bailiffs, listened to the verdict very intently and intently. And in response to the final question, "Do you understand everything?" she just nodded silently.

Having finished with the verdict, the judge explained to Kuznetsov that he had the right to rehabilitation, after which he concluded the meeting.

According to the investigation, entrepreneur Svetlana Khalyapova was killed in 2016 by spouses Vyacheslav and Maria Sokolov, who were part of the so-called "chameleon gang." The couple, along with their young daughter, rented one of the apartments owned by the entrepreneur in New Moscow. The tenants had a good relationship with the landlady — Vyacheslav even renovated two other apartments of Halyapova. Sokolov also knew that Khalyapova was single, she had no close relatives. According to investigators, that is why the couple decided to take possession of her property and planned the murder.

As follows from the case file, Sokolov invited Khalyapova to visit, ostensibly to discuss the postponement of payment of the rent debt. His wife took the child and went outside. During the conversation, the man first found out the passwords for her phone and banking applications from the hostess, and then strangled her and dismembered her body.

Maria Sokolova, returning from a walk, according to investigators, carefully cleaned the apartment, destroying all the evidence, then she and her husband buried the remains. But according to their daughter, who testified three years ago, the parents kept the dismembered body in the apartment for some time, hiding it in the sofa.

After the murder, the Sokolovs withdrew about 30 thousand rubles from the entrepreneur's bank account, took possession of her BMW car and real estate documents. According to the testimony of witnesses, Sokolova sported a Halapova fur coat worth more than 200 thousand rubles and her jewelry.

Soon, the couple moved into the entrepreneur's apartment on Stroikovskaya Street, and rented out the other two. Using the victim's phone, Maria Sokolova wrote messages to her friends, trying to convince them that Svetlana Khalyapova had moved to Italy, where she successfully married.

How apartment scams were handled

In 2019, the Sokolovs decided to sell one of their apartments on Stroikovskaya Street, 10. To do this, they made a forged contract with the murdered woman, fabricated a statement and the electronic signature of the owner. Maria Sokolova sent the documents to Rosreestr through the electronic portal. However, they were returned without consideration due to non-compliance with the established format. A new attempt to legalize real estate ownership also proved unsuccessful.

In 2021, according to the investigation, Sokolova again tried to renovate the apartment, but with her friend Huseyn Safarov. Speaking in court, she claimed that Safarov stabbed her husband and then died himself. But this version has not been confirmed, and Vyacheslav Sokolov is now officially on the wanted list.

In the same year, Sokolova still managed to sell the house in which Khalyapova was killed. Moreover, the woman came to arrange the transaction with a notary, carefully disguising herself as the murdered apartment owner, and signed the purchase and sale agreement on her behalf. Her accomplice Vladislav Kuznetsov became the nominal buyer. This was done to reduce the risk of challenging the deal. Then the property was sold to a bona fide buyer, receiving 7.9 million rubles.

The murder case of Svetlana Khalyapova was opened largely thanks to her friends. They were the ones who suspected that something had happened to her friend.: she avoided face-to-face meetings, did not answer calls, did not send new photos, limited herself to messages. In 2022, law enforcement agencies, having established that Khalyapova had disappeared, and her apartments and car were registered to other persons or sold, began an investigation.

Initially, only Vyacheslav Sokolov was suspected of involvement in the murder, and his wife was involved in the case as a witness. She even showed the investigators the "possible" burial sites of Halapova's remains in reservoirs and forests of the Moscow region. However, extensive searches yielded no results — the body of the murdered woman was never found. The investigators concluded that Sokolova had deliberately misled them, and as a result, she was charged.

In the case of Maria Sokolova, 12 years of imprisonment on property grounds is certainly a harsh term, lawyer Andrei Mishonov noted in an interview with Izvestia. However, such punishment is possible, since we are talking about several episodes of crimes, especially large-scale damage, the use of forged documents and nominal persons, as well as the actual deprivation of the owner or heirs of property.

— It is very difficult to prove guilt here. The investigation needs to establish not just the fact of the transfer of ownership, but also that there was fraud behind the transaction: to find out who produced the documents, who received the money, who accompanied the registration, who knew about the fictitiousness of the transaction and how the roles of each participant in the crime were distributed, the lawyer explained.

According to him, in such cases, correspondence, banking transactions, Rosreestr information, notarial documents, billing data, surveillance camera recordings and testimony of participants in transactions are of particular importance.
