Analysts have recorded a decrease in prices for new buildings in Russian cities

In the first five months of this year, apartment prices in new buildings decreased the most in Maikop, Tyumen and Ulan-Ude, analysts at Domclick Sberbank reported.

In Maikop, 1 square meter fell in price by 10.8% to 146.6 thousand rubles, in Tyumen — by 10.6% to 141 thousand rubles, in Ulan-Ude — by 8.9% to 156 thousand rubles.

In Smolensk, the price of a "square" in the primary market lost 7.4%, in Kemerovo -6.4%, in Kurgan — 6%, in Astrakhan — 5.6%, and in Blagoveshchensk — 5.1%.

Among the cities with a population of one million, the largest decrease was noted in Ufa and Omsk - 4.5% each. The cost per square meter also decreased in Novosibirsk (4.1%), Rostov-on-Don (4%), Yekaterinburg (3.4%) and Voronezh (2.7%).

The Domclick study is based on data on mortgage transactions conducted by Sberbank in January and late April-early May 2026. Experts analyzed the prices of apartments with one, two, three or more rooms.
