From January to early May 2026, Russians took out about 100 billion loans for the purchase of country houses — 2 times more than in the same period of 2025. This was told by experts of the analytical center "Domclick" based on data on mortgage transactions of "Sber".
Ready-made houses in the country segment continue to enjoy steady demand. The average cost of a finished house in Russia at the beginning of 2026 was about 4.6 million rubles, which is 12.5% more than in 2025. At the same time, according to experts, Russians prefer buying ready-made real estate.
"Since the beginning of 2025, the interest in buying an already built house has slightly exceeded the demand for the construction of an individual house, and borrowers' preferences have not changed over the year. While the share of ready-made houses in mortgage loans is approaching 10% in 2026, the share of residential housing varies between 5-6%. Slightly more than 60% of mortgage loans for country houses are issued at preferential rates, and about 40% are at market rates," said Alexey Leypi, director of Sberbank's Domclick department.
The most expensive suburban real estate is located in the Far Eastern Federal District — the average cost of a house there is 5.5 million rubles. It is followed by the Volga Region (5.2 million rubles) and the Central District (5 million rubles). They are followed by the Southern Federal District with a median value of 4.9 million rubles for a country house. For 4.5 million rubles you can buy a house in the North-Western District, and for 4.4 million — in the North Caucasus. The most inexpensive houses are in the Urals and Siberia — 4 million in each of the districts.
Borrowers in the North Caucasus purchase the most spacious houses — the average area of houses here exceeds 120 sq. m. More than 110 sq. m. m is the area of suburban housing being purchased in the Northwestern (114 sq. m.) and Central (113 sq. m.) districts. In the southern and Far Eastern regions, as well as the Volga regions, the house area is usually in the range of 105-107 sq. m. Country houses with an area of less than 100 sq. m. m is most common in the Ural (97 sq. m.) and Siberian (96 sq. m.) districts.
