Investors have shifted their interest from apartments to the hotel business

Private investors have become more likely to invest in hotel real estate, giving it preference over buying apartments. On May 11, Izvestia reported, having studied the data of the Domos real estate platform.

"If a few years ago, 80% of clients in the south of Russia considered apartments exclusively, then in 2025, 10.5 thousand transactions already accounted for professional-managed hotel formats, and since the beginning of 2026, another 3.4 thousand," said Sergey Brazhnik, head of the platform.

It is specified that in 2025, the volume of investments in hotel real estate reached 60 billion rubles, which is 57% higher than in the previous year.

According to the platform, growth in the hotel segment continues in 2026: the country plans to open about 10,000 new hotel rooms, which is 20% higher than in 2025.

Nikita Bakhcheev, Managing Partner of Promplan Group, told Izvestia on April 8 that investment interest in the Russian real estate market is shifting from the residential segment to the commercial, primarily industrial facilities. According to him, at first the attention of market participants is shifting to the premises on the ground floors, but the key driver is industrial real estate — projects combining land plots and industrial and warehouse complexes.
