Analysts noted a multiple increase in Russians' interest in market mortgages
Russians' interest in mortgages at market rates has almost quadrupled compared to last year, according to Sberbank's Domclick service.
"In April 2026, mortgage issuance showed an increase in both monthly and annual dynamics. The largest increase occurred in the basic mortgage — compared to March 2026, lending volumes increased by 17% and reached almost 100 billion rubles. For comparison, in April 2025, disbursements at market rates barely exceeded 25 billion rubles," the analysts explained.
According to Alexey Leipi, Director of Sberbank's Domclick department, the growth of market mortgages helps to balance the housing lending market. "If a year ago the share of basic programs was about 14%, then by the end of April it was close to 40%. The demand for basic mortgages has increased approximately fourfold during this time, which directly correlates with the dynamics of lower lending rates," he commented.
The basic programs were of the greatest interest in the Samara, Murmansk and Omsk regions, as well as in Moscow. For the third month in a row, the basic mortgage in the capital has been surpassing the preferential mortgage in terms of demand.
Under preferential programs, the amount of loans amounted to 156.7 billion rubles (+8% by March 2026). "The share of state-supported programs continues to correct, this is especially noticeable when compared with last year's figures. So, in April 2025, preferential mortgages accounted for more than 80% of the total volume of loans, and in April 2026 this share decreased by more than half. Nevertheless, the demand for preferential programs remains stable," said Leypi.
In April, the volume of disbursements under the Family Mortgage program increased by 6.5% compared to March to 124.4 billion rubles. Under the Far Eastern and Arctic Mortgage, Russians have taken out loans worth more than 24 billion rubles. Demand for the program increased by 18.5% in a month. The volume of IT mortgage loans in April amounted to 4 billion rubles. This is 9.1% less than in March 2026, but twice as high as in April last year.
