Experts compared the price growth in the secondary and primary real estate market

In March, the price growth for primary real estate slowed to 0.7%, for secondary real estate — to 0.6%. This was told by experts from Domclick and the Center for Financial Analysis Sbera.

"The warming up period observed at the end of 2025 has been completed and prices will grow at a moderate pace or even stagnate in the coming months. During the month, the price of a "square" in new buildings increased to 187.8 thousand rubles, in ready—made housing — to 123.6 thousand rubles," the analysts noted.

The annual growth was 9.2% and 9.3%, respectively. Prices in both segments continue to rise faster than official inflation. At the same time, against the background of lower market rates, "fresh" secondary housing successfully competes with primary housing, experts emphasized.

According to Domclick, the median cost is 1 sq.m. the cost of housing built 10 years before sale on the secondary market decreased slightly — from 183.9 thousand rubles to 180.1 thousand. Nevertheless, this segment continues to grow faster than new buildings, resulting in a price gap of 4.1%. The cost of finished Soviet—built real estate in February amounted to 113.2 thousand rubles per 1 sq. m. For the year it added 19.6%, and for the month - 1.25%.

In the primary market, the gap between the offer price and the transaction price (which shows the degree of confidence of the seller) has grown to 14.9%, exceeding the average values of 2025. In the medium term, experts do not yet see that developers have the opportunity to transfer the increase in their costs to the price, since 82.1 million square meters remain unsold in new buildings in the country by the end of March. m of housing versus 80.6 million sq . m . m in February. The indicator is gradually returning to the historically record levels of October-December 2025. With this trend continuing and in the face of growing competition from secondary housing, developers can only hope for a new period of high demand, analysts say.
